Canada's MLS® HPI Tracks Home Price Trends
As a broker who’s built a career on understanding the nuances of the West Island and Montérégie West markets, I know how vital it is to have clear, reliable tools for tracking home values. That’s why I rely on resources like Canada’s MLS® Home Price Index (HPI). Unlike average or median prices, the HPI measures how buyers actually value property features, resulting in more stable and meaningful comparisons—essential for truly understanding underlying trends. Each month, this index draws on more than 20 years of listing data and rigorous statistical modeling to define benchmark homes, which are then tracked by neighborhood and housing type. For my clients—whether you’re buying, selling, or simply curious about your home’s value—this approach offers a much clearer, apples-to-apples context for informed decisions. My scientific background and commitment to detail mean I’m always seeking the most accurate insights, so you can move forward with confidence in our ever-evolving market.

Housing starts and construction data for August 2026
August’s housing starts and construction figures offer a telling snapshot: across Canada, housing starts dipped by 1.3%, with urban starts down 2% year-over-year. Completions fell even further, by 11.2%. While there were pockets of resilience in certain regions, the broader trend continues downward. As someone who has guided clients through many market cycles in the West Island and Montérégie West, I’ve learned to read these numbers with scientific precision and a deep understanding of our local dynamics. For buyers, sellers, and investors alike, understanding both the data and its context is essential—especially in a market as nuanced and multicultural as ours.

The QPAREB releases its Quebec Housing Landscape
As someone who’s called the West Island home for decades and guided families through every corner of Montreal’s property market, I pay close attention to how housing trends shape our community. According to the latest QPAREB report, 31% of Quebecers aged 18-34 have put their homebuying dreams on hold due to high prices, and only 12% feel that ownership opportunities are truly equal. It’s no surprise that many are now prioritizing improved access, faster approvals, and increased supply—not just for themselves, but as a factor influencing their vote. Having specialized in residential and revenue properties for over 20 years, I see firsthand how these challenges impact both young buyers and families hoping to put down roots. Our market’s future depends on making homeownership more accessible for all.

Canada Housing Starts Trend Down 1.3%
The latest data shows Canada’s housing starts are trending downward, with a 1.3% decrease in the six-month average by mid-Q3—now landing near 244,000 annualized units. While the monthly pace remains steady at around 229,000 units, we’re seeing subtle shifts, especially in major markets. For larger Canadian centres, the total starts in mid-Q3 came to 17,700—about 2% lower than last year. Over the first eight months of this year, starts reached 149,500, marking a 4% decline year-over-year.

Homes under construction in centres with over 50,000 people remain high at 371,700 units, just under a 1% dip month-over-month, reflecting a robust pipeline even as activity cools slightly. Completions, on the other hand, softened more noticeably—down 11% month-over-month to 17,600 units. Meanwhile, permits approved but not yet started have edged up slightly, suggesting there are still plenty of projects in the queue.

Even with these moderating trends, housing starts are above recent years’ levels, though a continued moderation is expected as we approach year-end. As someone who has built a career helping families and investors navigate Montreal’s evolving market, I interpret these shifts as a sign that while opportunities remain, careful attention to timing and detail is essential—something I’ve honed through decades of experience and my scientific background. Montreal’s unique market dynamics always deserve a closer look, and I’m committed to guiding you with clarity and precision.

Home affordability finds its footing, but rising rates could change that
Recently, we’ve seen a glimmer of improvement in home affordability—largely thanks to declining property values in markets like Toronto, Vancouver, and, closer to home, Montréal. In August, Canada’s average five-year fixed mortgage rate edged up to 4.55%, but this had little immediate effect on monthly payments. After more than two decades helping families and investors navigate West Island and Montérégie West real estate, I’ve learned that shifts like these can quickly reshape your options—especially if interest rates continue to climb. My approach has always been rooted in careful analysis and attention to detail, ensuring my clients understand what these numbers mean for their next move.
