For many newcomers to Canada, homeownership can play an important role in creating a sense of stability and belonging as they build their lives. 🏡🍁

The latest Royal LePage Canadian Newcomers Survey found that 90% say homeownership is important to feeling established in Canada. Among newcomers who do not currently own a home, 76% plan to purchase one.

Saving for a down payment is the most common barrier, with 61% of respondents saying it is a challenge. Other barriers include finding stable or higher-paying employment, navigating the homebuying process and building credit.

Greater Vancouver Market Closes Summer With Buyers Gaining More Leverage

Greater Vancouver saw 1,869 homes sold and 4,100 new listings added in August, with sales down 4.6% and new listings down 3% from last year. Active inventory remained 26% above seasonal averages, while the overall sales-to-active-listings ratio stood at 12.3%, keeping conditions favourable for buyers across the region.

📉 The composite benchmark price across Greater Vancouver sits at $1,081,900, down 5.6% year over year.

Greater Vancouver Market Update | August 2026

The Greater Vancouver housing market continued to show softer conditions in August, with sales activity remaining below seasonal norms while elevated inventory gave buyers more choice and negotiating power.

A total of 1,869 properties sold, down 4.6% from August 2025 and 20.7% below the 10-year seasonal average. Active inventory totalled 15,798 properties, approximately 26% above the 10-year seasonal average.

📣 Bank of Canada maintains its overnight rate at 2.25%.

The Bank of Canada has maintained its overnight rate at 2.25% as Canada’s economic recovery continues to strengthen. GDP rose 3.3% in the second quarter, with consumer spending, exports, business investment and housing activity all showing improvement.

The labour market also strengthened, with the unemployment rate edging down to 6.4% in July. Inflation excluding gasoline was 2.2%, while measures of core inflation remained close to the Bank’s 2% target.

With higher oil prices and renewed tariffs presenting potential challenges, the Bank remains ready to adjust policy as economic conditions evolve.

🏡 Mortgage Renewals Enter a New Phase as Canadians Plan for What’s Ahead

As the final wave of pandemic-era mortgages approaches renewal, homeowners across Canada are looking ahead and reassessing their options. According to the latest Royal LePage Mortgage Renewal Survey, 71% say higher monthly payments will not affect their homeownership plans.

While expectations differ across the country, 37% of BC respondents anticipate higher monthly payments at renewal. In Vancouver, 45% say they feel more anxious about their upcoming renewal than they did previously. Despite these concerns, most homeowners are not planning to change their living arrangements as they approach renewal.

Market conditions across Greater Vancouver shifted in July, with 2,052 properties sold during the month as softer demand contributed to a 2.5% month-over-month decline in the average selling price to $1,215,541. With inventory levels still above historical levels, buyers continued to benefit from a wider range of options across the region.

Greater Vancouver Market Update | July 2026

The Greater Vancouver housing market changed pace in July, with sales activity easing after five consecutive months of gains. While fewer homes changed hands compared to June, inventory remained above historical levels, giving buyers a strong selection of properties across the region.

A total of 2,052 properties sold, down 13% from June and 10% compared to July 2025. Active inventory totalled 15,846 properties, remaining 26% above the 10-year average for July, while the average selling price declined 2.5% from June to $1,215,541.

🏡 Canada’s Housing Market Gains Momentum in the Second Quarter of 2026

Following a slower start to the year, Canada’s housing market gained momentum in the second quarter as activity began to improve. According to the latest Royal LePage House Price Survey, the national aggregate home price decreased 1.4% year over year to $814,900, while increasing 0.2% from Q1 2026, signalling greater market stability.

In Greater Vancouver, the aggregate price of a home decreased 4.5% year over year to $1,164,100 in Q2 2026, while prices showed signs of stabilization. As more buyers returned in May and June, increased demand is expected to support a more active housing market in the second half of the year.
