RECORD-BREAKING QUIET

The Atlantic has reached September 21 without a single hurricane, something that hasn’t happened this late in the season in more than a century.

Unusually stable conditions across the Atlantic, along with favorable atmospheric patterns, have contributed to this remarkably quiet start to hurricane season.

Earlier this year, , one of the most respected real estate publications in the country, called Naples a quiet rival to Miami and Palm Beach for the world’s most discerning buyers. Months later, that story is only getting stronger.

The $20 million-and-up segment of the Naples market is up 75% year over year. Pending sales are up 56%, while inventory is down 15%.

In Port Royal, one broker closed $80 million in off-market sales in a single week in April. The Port Royal Club membership buy-in has climbed from $100,000 to nearly $500,000, while only 30 homes are currently available in the community, compared with 50–60 in the past.

And the buyer profile is evolving.

Younger buyers who once considered Miami and Palm Beach are increasingly looking toward Naples. Mobile executives, early retirees, and California transplants are discovering a coastal lifestyle with more space, flexibility, and a different pace.

With closings now underway at Rosewood Residences and Four Seasons Residences at Naples Beach Club, 2026 is proving to be a significant year for the Naples luxury market.

Nobody is going to give you permission to move to Florida.

Your home has been sitting on the market… now what?

The Southwest Florida real estate market has changed, and sellers are competing for buyers in a very different environment than they were a few years ago.

Simply putting a home on the MLS and waiting for an offer isn’t a marketing strategy.

After multi-million dollars in real estate sales, I’ve learned that when a home isn’t selling, I look at three things first: price, presentation, and positioning.

And in Southwest Florida, there’s another factor sellers can’t overlook: new construction competition. Buyers aren’t just comparing your home to other resale properties. They may also be looking at brand-new homes offering closing-cost incentives, rate buydowns, and other builder promotions.

The good news? Your home can still compete. But the strategy matters.
