I think this started early for me, coming as I do from a big Irish and Scottish family. I’m a proud aunt to nine (!) nieces and nephews, who are the apples of my eye. Before I took the leap into real estate, I worked in Human Resources for over 20 years, first in the corporate world and then as an independent consultant with my own firm, Diversity Integrated HR Consulting. When it came time for a career change, real estate was a natural fit, since it offered the opportunity to meet and support people through some of the biggest and most important financial decisions of their lives. is an absolute gem — 10/10! The atmosphere is pure magic, like stepping into a whimsical fairytale with vintage décor, little table lamps, stacked books, and the most adorable bunny figurines. The staff were wonderful, and the drinks were next level — a decadent Vanilla Caramel Cafe Latte piled high with whipped cream and a Sonia Tea both served on the most charming floral saucers. The food was just as impressive. If you're looking for a cozy, beautiful spot with incredible drinks and warm hospitality, Butter and Cup is a must-visit! 10/10 Highly recommend!!

💰 FINANCING — Costs are predictable. No rate shock to reprice deals you're already in.
🎯 STRATEGY — The deals that pencil now are the ones with real NOI, not rate-relief math.
The Bank has now held the rate steady since October. The next decision is June 10th. Plan around stability, not relief.
