June Market Update Across Durham, Northumberland, Peterborough, Kawartha Lakes and the GTA, one trend stood out above everything else: buyers are coming back. Sales activity increased almost everywhere, continuing a pattern that's been building over the past several months. In Durham, this marks the 4th consecutive month of increasing sales. The GTA posted stronger year-over-year sales even as new listings declined, a combination that suggests competition is gradually beginning to tighten. 📍 Durham Region continues to show remarkable stability. Average prices barely moved month-over-month while sales climbed, creating balanced conditions that benefit both buyers and sellers. • Pickering saw sales jump 28% year over year while homes continued selling for 99% of asking price. • Clarington was one of the strongest performers, with sales up 16% from May and 5% year over year, even as average prices eased, giving buyers more opportunities. • Whitby and Oshawa both remained incredibly competitive, with homes selling at essentially full asking price and average days on market staying in the low 20s. • Ajax continues to stand out for buyers looking for value in west Durham, posting a monthly price increase while maintaining one of the quickest selling times in the region. 🏡 Looking outside Durham, Kawartha Lakes experienced one of the strongest monthly price gains, with average prices rising 5%. Peterborough continues to quietly strengthen. Sales climbed more than 20% year-over-year, average prices remained remarkably stable, and detached homes were actually more expensive than a year ago, reinforcing the area's long-term resilience. 🔎The biggest takeaway? This is no longer one market. Each community is following its own path. Some are seeing stronger demand, others are offering buyers more negotiating power, while a few premium markets are quietly regaining momentum.
