Ottawa’s housing market held up better than usual in July as the summer slowdown set in, with sales staying close to last year’s pace and new listings easing a bit. Overall conditions remain balanced, but the market continues to look different depending on property type and neighbourhood.

Sales reached 1,325 homes, up 0.2% year over year, while active listings eased to 4,678. Pricing remained fairly steady overall, with the average residential sale price at $683,308 and the median price unchanged at $635,000.

A few key numbers:
- Sales-to-new-listings ratio: 52.4%.
- Months of inventory: 3.5.
- Average sale-to-list price: 97.8%.
- Median days on market: 28.

What continues to stand out is the split across property types. Single-family homes remain the steadiest segment, while townhomes and apartment-style properties are seeing softer conditions.
