Ottawa’s housing market remained balanced in June, with activity easing in line with the usual early-summer slowdown.
Sales came in at 1,518 homes, down 4.9% from June 2025, while inventory stayed elevated and continued to give buyers more choice. Pricing was mixed, with the average residential sale price at $733,648, up 1.3% year over year, while the median price slipped slightly to $655,000.

Sales-to-new-listings ratio: 48.8%.
Months of inventory: 3.3.
Sale-to-list price ratio: 98.5%.
Median days on market: 22.
What continues to stand out is the split by property type. Single-family homes remain the steadiest segment, while townhomes and apartment-style properties are seeing more pressure.
