📣 It can be it can be pretty discouraging when you think about how expensive housing is here in Ottawa.

➡️That's why more and more we see people going on joint ventures. finding somebody with the same mindset trying to invest buy real estate and in the same position as yourself, unable to get the funds together or have the income to afford a property on their own

⏳It's a great way to take advantage of your time by teaming up with others in order to start your investments sooner rather than later. value goes up over time.

💰So the sooner you start, the better off you are. Don't think you're in alone because lots of people are in the same position. Go find the people with the same mindset and team up with them to buy your first property.

⏳$30,000 30 years ago could be so powerful if you had put it in the right place.

🏦first option ➡️Go to the bank put it in a savings account for the future. Do this so that in theory there is no risk of losing your money. That seems okay until you take into consideration the silent killer INFLATION . This devalues your money drastically, without lowering the number in your account. While your savings account may still say “$30,000” the buying power compared to 30 years ago would only be $14,176.

🏡second option➡️ take your $30,000 and use it as a down payment. Average price for a residential property in Ottawa was $143,000. Now 30 years have passed and you still own the property and its mortgage free worth $529,675.

📈 The only real difference here is making the choice of putting your money to work instead of letting it rest and go stale.

💰don’t let this happen to you. This is a long term example, but inflation happens year over year. The money you have saved today is actually worth less a year from now.

➡️ STOCKS , CRYPTO, HOUSING markets all run off supply and demand. So many people want to buy property for many reasons and we also have the millennial generation coming in trying to get there first property. Making demand very high.

🏘 with such lack of supply its hard to think that some people think prices will come down. We have seen bigger price increases throughout history in Ottawa. People that were waiting for prices to come down……. Are still waiting.

💰it’s critical to buy when you are able to and when borrowing is cheap so you can take advantage of price increase year over year.

Having goals in life is admirable. It shows that you want to improve your life in some way and you have hope for a better future. But you have to work toward your potential accomplishment for it to be anything more than an ideal. Once you have a goal in mind, you need to break it down into clear steps you have to take in order to give yourself a sense of direction.

➡️Your Plan is Your Key to Success
Think about what would happen if a group of builders got together to build a house, but they had no plan of action. They just started working. Without a plan, their work wouldn’t be cohesive, it would be inconsistent, and it most definitely wouldn’t end with a great final product. When you have a goal in mind, you’re in a passive “thinking” stage. But, once you have a plan, you’re in an active “doing” stage. This is where you will start to make progress.

➡️Where Should You Start?
maybe your goal is to buy a property as a principal residence or use Real estate as an investment strategy, maybe it has nothing to do with Real Estate at all! ? No matter the goal the first step is to look at , talk to and study ones that have done it before or can help you accomplish it because they have experience in that area. You can use these people as a guide for creating a sturdy action plan. Your plan will ultimately take you from your current starting point to the attainment of your goal. With a well-crafted plan, you can achieve pretty much any goal you set out to complete.

🏡 waiting to buy your first property is wasting the opportunity. At the end of the day this is just an example of what can happen over 5 years.

📈Now imagine you then get another, then another. The number only gets bigger.

➡️ point is stop waiting, the sooner you get started the sooner you can get rewarded. It takes time yes but it only adds time to that when you wait.

💰your first property will be your hardest to get, after that you use the property you have to get more!

I am so excited to start my career in Real Estate with Royal Lepage Team Realty! It has been a Process getting licensed and takes a lot of hard work.

I don't think that I could have done it without the support from my friends and family. I also have such a great support system at work in the Barrhaven office, with amazing and extensive training and allowing me in the office months before I was done school to absorb info from some amazing agents.
