I learned this from a magnificent storyteller and teacher by the name of Pip Stehlik. Being in his class was like attending a show. But his anecdotes and delivery made you remember what he said, long after the presentation was over!

So, I tried to model my teaching techniques after him. I teach by telling stories! The good, the bad and the ugly!

You don't get to choose your circumstances. But you do get to choose which story you tell about them - hero or victim!

If you are interested in investing in the U.S., below are a couple of interesting charts ...

The first shows the most populous cities (the cities themselves, not the metropolitan areas).

The second shows a property tax comparison by state.

Nine U.S. states have no state income tax:
Alaska, Florida, Nevada, South Dakota, Texas, Wyoming, Tennessee and New Hampshire.

If you are starting out, checking out larger cities, with lower property taxes, in states with no income tax, could be a good place to start!

One of the benefits of investing in the U.S. is their 1031 Exchange legislation. Under some conditions, it allows for the deferral of capital gains tax on the sale of a property, if a property of grater value is bought in exchange. To learn about that, and see how it affects Canadian investors, check out the recording of the webinar we did on the topic.

The best potential Tenant-Buyers for a rent-to-own are most often good people, who have hit on a streak of bad life events that have damaged their credit. As a result, they no longer qualify for a mortgage.

Bad things happen to good people all the time ... divorce, illness, illness in the family, job loss, downsizing, etc.

To get back on track, they require some coaching and direction. They need to understand what NOT to do in order to get things back on track! I use the 10 Commandments of Applying for a Mortgage, borrowed from friend, to approach the topic with humour!

And then, we work on helping them understand their credit report, and how their credit score is calculated.
