Not every renovation pays you back. Before you spend, know which ones move a sale.

Strong return in Ottawa:
→ Kitchen refresh — paint, hardware, and counters beat a full gut.
→ Bathroom update — clean, bright, modern fixtures.
→ Finished basement — adds usable space buyers count.

Weak return:
→ Pools, elaborate landscaping, and ultra-custom finishes rarely return their cost.

Renovate for how you live first. Renovate for resale second — and only where the numbers work.

First-time buyers: the federal GST rebate is now law, and it can save you up to $50,000 on a new home.

What it does:
→ Eliminates the 5 percent GST on new homes priced up to $1 million.
→ Applies to first-time buyers.
→ Counts retroactively to agreements signed since March 20, 2025.

New construction in Barrhaven, Kanata, Orléans, and Riverside South sits in this range.

You hear "months of inventory" in every market report. Here is what it means for you.

It is how long it would take to sell every home on the market at the current pace. Ottawa sits near 3.0 months.

Under 4 months favours sellers. Over 6 favours buyers. The 4 to 6 range is balanced.

At 3.0, Ottawa leans slightly to sellers — but with nearly 5,000 listings, buyers have more choice than they have had in years.

Buying a home in Ottawa costs more than the price on the listing. Plan for the closing costs, or they surprise you on signing day.

Budget for:
→ Land transfer tax — the biggest one in Ontario.
→ Legal fees and disbursements.
→ Title insurance.
→ Home inspection and appraisal.
→ Adjustments for prepaid property tax or utilities.

A good rule: set aside 1.5 to 4 percent of the purchase price on top of your down payment.

A pre-approval is different. The lender verifies your income, debts, and credit, then commits to a number and holds a rate.

A record number of Canadians renew their mortgage in 2026 — many at higher rates than they first signed.

Here is what the renewal letter will not tell you: you do not have to accept it.

Three moves before you sign:
→ Get a competing quote. Your bank's first offer is rarely its best.
→ Ask about term length. Shorter terms can win if rates ease.
→ Talk to a broker. Switching lenders at renewal is often free.

With more homes on the market and less competition, Ottawa buyers can do something smart again: inspect before they commit.

A home inspection covers what a showing hides — roof, foundation, electrical, plumbing, HVAC.

In older Ottawa homes, watch for:
→ Knob-and-tube or aluminum wiring
→ Sump pump and basement moisture
→ Aging roof and windows

A few hundred dollars now can save tens of thousands later.
