Pioneer Towers – Facts & Information

FACTS ABOUT PIONEER TOWERS
1. Pioneer Towers is a 57-unit apartment building.
We provide rental housing only and do not offer medical, personal care, or support services beyond our legal obligations as a landlord.
2. Pioneer Towers is not assisted living.
Tenants live independently and arrange their own supports as needed.
3. Recent construction was essential to preserve the building.
Although the project took longer than expected, it extended the life of the building and protected tenant housing. Without this work, the building would likely have required condemnation within 5–10 years.
4. Exterior hoarding and plastic wrap were required for safety.
Exterior materials contained high-risk asbestos. Each section had to be sealed, cordoned off, and remediated in compliance with WorkSafeBC and environmental regulations.
The plastic was removed as soon as it was safe to do so. We acknowledge the visual impact and apologize for any concern this caused within the community.
5. Tenants were not displaced for construction convenience.
Management was asked to displace 3 or 4 tenants so contractors could use units as swing space. This request was refused to protect tenant housing stability.
6. The full allowable rent increase was not imposed in 2025.
This decision was made to help keep housing affordable for tenants.
7. Our mandate is safe, affordable housing.
This includes building maintenance, regulatory compliance, and ensuring a safe environment for tenants, staff, and contractors.
8. Social events are not a landlord requirement.
Christmas parties, holiday events, or social programming are not part of the building’s operational mandate.
9. Any events that do occur are voluntary.
When events happen, they are organized by the building manager on her own unpaid personal time.
10. Temporary security was hired for safety reasons.
Security was engaged for a limited period due to incidents involving aggressive and unruly behaviour toward staff. Everyone has the right to a safe workplace and home.
