Sale Round Up!

It’s been a busy summer and I am so excited for all of my clients as they settle into their new homes. I feel so fortunate to have been able to navigate this rapidly changing market with such amazing clients who put their trust in me.

Oh hi there, hello 🙋🏻‍♀️ I’ve been a bit MIA with the real estate posts because I’ve had my head down, battling this market like a tiny, sassy real estate champion lady (I haven’t quite figured this part out yet.) Myself and my clients have experienced a little bit of everything over the past month. We had celebratory, record setting sales for first time sellers, compromises and collaboration between agents, a crazy amount of rat p**p, very successful bully offers, a loss in multiple offers that ended up being a really, really good thing that allowed us to secure a better property 24 hours later for $45k less 😅 and a trip to the island that lead to me catching a whale movie at the IMAX in my down time that ripped my heart in half and had me sobbing alone in a movie theatre surrounded by seniors. Good times!

Story time 📖 The final sale of 2021! And what a sale it was. After working with this client for a year and a half, this one felt extra special to cross over the finish line in the final weeks of December.

J started looking just before covid hit in 2020, and abruptly had to leave the province to take care of family. While he was gone, the market took off and he came home to some significant changes in his price point. Things got delayed again at the start of this year, and at times it felt like we were chasing the market - something you never want to do as a buyer. He found himself feeling like he had to offer on properties he wasn't that excited about, in an effort to just get something. Depsite all of this, he always remained optimistic.

A unit in this building had come up in September which we offered on and unfortunately didn't get. Coincidentally my mom also lives in this building and heard someone on the ground floor was coming on the market quickly. I called the listing realtor right away to see if we could get to it before it was officially on the market, but the listing paperwork had just been signed and it was online right away. We got in to see it and had a bully offer written within 5 hours of it being on the market and by the magic of Santa's beard, the sellers decided to accept our offer instead of holding out for others and WE DID IT!!! It was a win for all of us, the sellers secured the highest sale in the building and J got a beautiful home, within his budget, and out of competition. A true Christmas miracle. Thanks to everyone who sent him good vibes that his offer be accepted, it worked!!

Sold! After months of searching, we finally found the perfect home for our clients to settle in to and grow their family. Duplexes can be an amazing solution to upsizing in a challenging market. Sold! This one was gone within 2 days of showings starting, and it's no surprise either. After 30 years with the original owner, this perfectly cared for home offered so much space and opportunity that we received multiple offers within half an hour of me locking up after an open house. It's getting harder to find this kind of product in Vancouver, and we had a strategic plan in place to ensure the sellers goals with this sale were achieved.

More happy first time home buyers! This sweet couple came to me just as their plans to purchase were starting out and weren't in any rush. I was happy to help them and was mindful of their time line. Fast forward a week, and they had officially bought their first home! 😅 This one was just too good to pass up. I personally love this building in downtown Poco, it has many unique aspects, and if you can find one of the suites that face the Coquitlam River like these guys did it can feel like a private oasis in the woods. This particular suite is also top floor with soaring ceilings, 2 parking stalls plus 2 storage lockers - one of which is a fully contained roll up garage style locker.
