Summer is when we finally get to enjoy our homes.

It’s also one of the best times to look after them.

Our Summer Seasonal Property Health Check looks at things like your roof, gutters, siding, decks, drainage, trees, and the overall exterior condition of your property.

🚁 Where it’s safe and permitted, we also include drone roof photography to give you a clear aerial view of your roof, gutters, and other hard-to-see areas. Along with a professional photo report, you’ll have a visual record of your property’s condition and practical recommendations you can work through at your own pace.

We also include a general wildfire readiness review as part of the visit. (If you’re looking for a formal FireSmart assessment, the Fire Department offers those free. Our goal is to help you stay on top of routine maintenance and identify potential concerns throughout the season.)

Starting at just $99 for most city lots.

Building Behavior Monday

Welcome back.

Today’s lesson: Gravity always wins.

This kitchen sink, had separated from the countertop, leaving a visible gap. While homeowners often focus on the countertop itself, the real lesson is that heavy fixtures rely on a properly installed mounting system to support hundreds of pounds over their lifetime.

Think about it:

* The weight of the sink
* Water
* Dishes
* Garbage disposal (if installed)
* Daily use

Over the years, those loads place constant stress on the mounting system.

When that support fails, the sink can separate from the countertop, even without a plumbing leak.

Building behavior isn’t always about moisture.

Sometimes it’s simply understanding how materials, fasteners, adhesives, and gravity interact over time.

Have you ever had a fixture or part of your home fail from age or wear rather than a leak or accident?

Behind the Scenes Sunday

Welcome back to Behind the Scenes Sunday.

Most people never get to see what’s hidden behind their walls.

But before the drywall goes up, every home tells a story.

In this photo you can see several systems working together:

✔ Insulation to slow heat loss
✔ Air sealing around penetrations to reduce drafts
✔ A v***r barrier to help control moisture movement
✔ HVAC ductwork that will distribute conditioned air throughout the home
✔ Electrical rough-ins before the walls are closed

Once drywall is installed, all of this disappears from view, but it continues working every day for the life of the home.

That’s one reason diagnostics is so interesting.

When a home develops a comfort issue, moisture problem, or unexplained draft, understanding what’s behind the walls helps us make sense of what’s happening on the finished surface.

Every inspection is like solving a puzzle.

The clues are there, just have to know where to look.

If you could see inside one part of your home without opening the walls, what would you want to see?

Homeowner Tip Saturday

Today’s Tip: Don’t Forget the Caulking.

Take a few minutes this weekend to inspect the caulking around your kitchen and bathroom.

Over time, caulking can shrink, crack, or pull away from the surface, creating small openings where water can get behind countertops, sinks, tubs, and showers.

Small gaps may not seem important, but repeated exposure to moisture over months or years can contribute to hidden damage.

When checking your home, look for:
Cracks or gaps
•Missing sections of caulking
•Loose or peeling caulk
•Areas where water regularly collects

Replacing worn caulking is one of the easiest and most affordable ways to help protect your home from moisture.

At MacDougall Diagnostics, we always say:

The little details often tell the biggest story.

When was the last time you inspected the caulking around your kitchen or bathroom?

Welcome back to Homeowner Tip Saturday.

Take a look underneath your bathroom sink.

Most plumbing leaks don’t start as major floods.

They often begin as small drips from supply lines, drain connections, or shut-off valves that go unnoticed for weeks, months, or even years.

Over time, even minor leaks can lead to:

• Water staining
• Swollen cabinet materials
• Elevated moisture levels
• Mold growth
• Costly repairs

In the photo below, you can already see some staining around the drain area. It may be old, it may be active, but it’s a clue worth paying attention to.

That’s one of the fundamentals of building diagnostics:

Buildings often give us warning signs before major problems develop.

A quick inspection under your sink only takes a minute and could help you catch a problem before it becomes an expensive repair.

Open the cabinet under your bathroom sink today.

Do you see any staining, swelling, corrosion, musty odors, or signs of moisture?

Let us know what you find.

06/05/2026

Welcome back to Field Note Friday.

Today we’re looking at a real-world moisture investigation.

Visible damage gives us clues, but diagnostics helps determine whether a problem is active, historical, or something else entirely.

in diagnostics, we always ask the question:

What is the building trying to tell us?

Using a moisture meter, elevated moisture levels were confirmed within the wall assembly.

When investigating moisture issues, we look for clues such as:

Moisture meter readings
Visible staining or deterioration
layout and construction details
Temperature and humidity conditions
Possible water pathways

The goal is not just to repair what we can see.

The goal is to understand why it happened in the first place.

That’s the difference between repairing damage and diagnosing a building.

Question of the Day:

Have you ever discovered a problem in your home that turned out to be caused by something completely different than you expected?
