Fifteen years ago, when I committed to full-time commercial real estate, I took the listings, buyers, and tenants everyone else passed on. Truthfully, they were the only clients who would work with me. But small deals built momentum, and momentum built confidence.
Living frugally gave me something invaluable: patience. Instead of making decisions out of fear or chasing the next commission cheque, I focused entirely on mastering the business, trusting that the money would follow.
Starting with zero commercial experience and no firm playbook, I built my own education. I put my ego asideโcalling competitors, co-brokering deals just to learn, walking through buildings, and spending days researching markets and property layouts. Curiosity became my competitive advantage. As my knowledge grew, clients began trusting me as a genuine market resource.
My first break came from a top agent who gave me simple advice: waiting for repeat business isn't enough; continuous growth requires daily conversations with new people. So I cold-called, dropped flyers, and followed up religiously until listings started coming.
My second break came when I doubled down on social media and video marketing. Attention had shifted from billboards to screens. Eventually, people started asking, โDo you still sell homes? All we see from you is commercial real estate.โ I lost residential business, but I was thrilledโit meant my positioning was working.
It took hustle, relentless curiosity, and strategic visibility to build this business from scratch. Today, the market knows exactly who I am and what I do.
