Guelph Real Estate Market Update – May 2026

The market is “meh” this month:
• Average sale price: $779,451
• Homes are taking 50 days to sell
• Sellers achieving 97.8% of asking price (check my comment in the video for my thoughts on this stat)

Key Trends:
• Overall prices ↓ 2.5% month-over-month & ↓ 3.6% year-over-year
• Semi-detached homes are holding strong → +6.4% YoY 🔥
• Condo apartments took the biggest hit → -17.3% YoY

A balanced market with opportunities on both sides right now.

Mike first reached out online looking for information on some old homes here in . I shared details and insights that other agents weren’t providing - and he quickly saw the value in working together.

We found a renovated corner-lot century home listed at $599,000 with an offer date. Comps in the area were selling for $800K+, and clearly the seller was trying to create a bidding war.

We tried a strong pre-emptive offer that was initially rejected. On offer night, with multiple offers on the table, the listing agent actually called to see if we’d like to come back in. Because of the relationship I had built with the listing agent, he was happy to work with us - and Mike got the home for $670,000… even $5K less than our original preemptive offer!
