Vancouver housing reality check be like. 🏡

Between soaring living costs, high taxes, and steep borrowing rates, Vancouver’s housing market continues to push residents to the brink. The average family home now costs $1.9 million, while an entry-level condo sits around $700K.

A new poll found that 85% of residents say affordable housing is either bad or terrible — and 8 in 10 feel the same about rental prices. Mortgage brokers say that first-time buyers might be closer than they think if they explore preapprovals and start small. Still, many residents say dual incomes and no kids are the only way to make it work.

Rental asking prices across BC are falling, with Vancouver hitting a 3.5-year low. While many factors are at play, recent changes like curbing speculation, limiting short-term rentals, and updated zoning rules are helping more people find homes that meet their needs.

1.8 million Canadian homeowners are about to get a financial reality check.

While everyone's talking about the Bank of Canada's likely rate cut on September 17th, here's what most people are missing:

The homeowners who locked in those sweet 1.5-2% rates in 2020-2021? They're facing renewal shock that could increase their payments by 20%.

The numbers tell a sobering story:

📈 Unemployment hit 7.1% (highest in years)
📈 90+ day mortgage delinquencies rising to 0.27% in Ontario
📈 Over half of homeowners considering switching lenders
📉 Toronto condo construction down 60% - lowest in 30 years

Here's the paradox:

The Bank of Canada will likely cut rates to help the weakening job market, but it won't save homeowners renewing mortgages who are still facing rates 2-3% higher than what they're used to.

Meanwhile, this construction slowdown is creating the lowest housing starts in three decades. Short-term? Buyers get more negotiating power. Long-term? We're setting up for another supply crunch.

The smart money isn't just waiting for rate cuts. They're:

✅ Shopping around (50%+ are already considering this)
✅ Stress-testing their budgets for higher payments
✅ Exploring alternative lender options beyond the Big 6
✅ Considering longer amortization to manage cash flow

This isn't just a Toronto problem - it's a national wake-up call about how quickly market conditions can shift.

If you're facing renewal in the next 12 months, what's your biggest concern right now?

A Vancouver landlord has been ordered to pay more than $20,000 to a former tenant after falling short of B.C.’s post-eviction rules.

Under the Residential Tenancy Act, landlords can evict if they or a close family member move in and live there for a set period—currently 12 months. Back in fall 2023, the rule was 6 months. Landlord Zohreh Feizy evicted her tenant so her daughter could move in, but she left after just 5 months and 10 days for an internship abroad.

The tenant, Yinlue Wang, was awarded $20,806 by the Residential Tenancy Branch, a decision upheld in B.C. Supreme Court.
