What does a property manager actually do?
The short answer? A lot more than collect rent.
On any given day, our team at Guardian could be marketing vacancies, showing units, screening applicants, preparing leases, coordinating repairs, completing property inspections and repairs, organizing contractors, dealing with tenant concerns, following up on arrears, working through LTB matters, paying property expenses or updating owners.
And then there are all the things that weren’t on the schedule that morning, because if you own rental property, you know there are plenty of those!
Property management is really about taking care of all the moving pieces that come with owning an investment property.
For some of our clients, we handle everything from start to finish. For others, we step in for leasing, maintenance, project management or simply when they need an extra set of hands.
Behind every property we manage is a whole team working to keep things moving, solve problems and protect our owners’ investments.
