October is the key month to get your home ready for winter. Disconnect and drain outdoor water sources, like garden hoses and irrigation systems, to prevent frozen pipes.

Sequence:
1) turn off the interior shut off valve(s) that supply the exterior water tap(s)
2) open the exterior water tap(s) located outside of the house
3) open the bleed valve(s) located at the previously turned off valve(s) inside the house for the exterior tap(s)
4) once all of the water is drained, close the bleed valve(s) and close the exterior water tap(s) found outside. Even if "frost-free" valves are used it is still recommended to properly drain / winterize the exterior water system.

If there is an underground sprinkler system, this system will need to be winterized by a qualified professional.

DRYER SAFETY; Clean the Lint Filter Before Every Load: Start by cleaning the lint filter before every cycle, as lint buildup is responsible for over 30% of dryer fires.
Avoid drying items that have been exposed to oils, solvents, or wax, as well as foam or rubber materials. If your drying cycles take longer, clothes are unusually hot, or your laundry room feels too warm, it could indicate a blocked vent, which increases the risk of a fire.

Inspect Filters, Hose and Vents: Be sure to replace damaged filters, cracked exhaust pipes, and check that dryer vent flaps aren’t frozen shut in the winter.

Use metal ducts rather than plastic to prevent lint from getting trapped. Running the dryer while you’re asleep or away is risky, so always monitor your dryer when in use.

Annual Professional Cleaning: To further reduce fire risk, consider having your dryer professionally cleaned once a year.

Taking these steps not only helps prevent potential fire hazards but also keeps your dryer running efficiently. Stay safe and keep your home protected!

Realtor says the pre-listing home inspection helps her sell homes! See link in comments.

"In years past, Ms. Victor, [a realtor] spent time and money to spruce a property up with staging. Today her most valuable tool is the home inspection, which she provides upfront.

Buyers who submit an offer that’s conditional on passing inspection sometimes spend hundreds of dollars only to find out the property failed. That’s a big deterrent for people who end up bidding unsuccessfully on more than one property before they find the right one."

Your roof is about to face months of snow, ice, and wind. 🏠🍂
Fall weather is ideal for inspecting shingles, clearing away debris, and tackling small repairs before they turn into major problems. The cooler temperatures also help shingles seal properly, creating a stronger and longer-lasting roof.
A little prep now means peace of mind all winter long.
