📈 MAY MARKET UPDATE — Confidence Continues to Build

The May numbers are in, and while each community is telling a slightly different story, one theme remains consistent: buyers and sellers are continuing to re-engage with the market as we move into summer.

Here's what I'm seeing locally:

Clearview
A strong month for Clearview, with average sale prices climbing to $905,742 (+37.53% month-over-month). Homes sold in an average of 41 days, and new listings increased significantly, giving buyers more opportunities while maintaining strong values.

Wasaga Beach
Average sale prices rose to $751,438 (+9.25%), with 61 sales completed and over 200 new listings hitting the market. Inventory remains healthy, creating choice for buyers while supporting steady activity.

Collingwood
Average prices adjusted to $778,910 (-5.90%), while sales activity remained steady with 44 properties changing hands. As always, Collingwood continues to attract buyers drawn to its unique lifestyle, recreation, and four-season appeal.

Simcoe County
Across the county, prices remained relatively stable overall, with homes selling in an average of 52 days. Market conditions continue to vary by community, reinforcing the importance of understanding local trends rather than relying solely on regional headlines.

The takeaway
Today's Bank of Canada announcement brought more welcome stability, with the benchmark interest rate being held at 2.25%. Combined with growing inventory and steady buyer activity, this continues to create a more balanced and predictable market environment.

From what I'm seeing on the ground, preparation, pricing, and strategy continue to matter more than ever.

📈 APRIL MARKET UPDATE \ The Spring Market Finds Its Rhythm

The April numbers are in, and the market continues to move with more confidence as we settle into a traditional spring market across Simcoe County.

Here’s what I’m seeing locally:

Clearview
Average sale price adjusted down nearly 37% to $658,593, with homes taking longer to sell at 72 days on market. Inventory remains limited, but buyers are moving more thoughtfully and selectively this spring.

Wasaga Beach
Average prices held relatively steady at $698,746, while inventory continues to build with 191 new listings hitting the market. More choice is creating opportunity for buyers entering the market ahead of summer.

Collingwood
A strong month in Collingwood, with average sale prices rising up 21% to $840,563 and 43 sales closing. Activity remains steady as lifestyle-driven buyers continue to watch this market closely.

Simcoe County
Across the county, pricing and activity continue to vary community by community, highlighting the importance of hyper-local strategy in today’s market. Note the average days on market across the county increasing to 96 days on market.

The takeaway
With interest rates holding steady and inventory continuing to rise in many areas, this is starting to feel much more like the traditional spring market buyers and sellers have been waiting for. We’re seeing more movement, more conversations, and more confidence returning, just with a more balanced pace than the frenzy of previous years. From what I’m seeing on the ground, preparation and positioning matter more than ever right now.

Many buyers and sellers are also keeping a close eye on the next Bank of Canada rate announcement scheduled for June 10, which could further shape momentum heading into summer.
