Early last week, I spoke at the NL Appraisal Institute of Canada's AGM and when asked for one word to describe the current residential real estate market, I chose "fragmented."

The result I got for 15 Tiverton this week is a great example of this, with 14 competing offers and a very happy selling client. Now, let me be clear - I am not claiming success when the market is what delivered the result, along with the painstaking pride of ownership on behalf of my clients. There are too many of such claims on social media at the moment, when there are many nuances underlying the actual reasons for success.

But, the market is behaving very unevenly. Most homes are selling fast, but some are sitting and generating modest interest, while others are intensely fought for from day one. The homes creating the latter response tend to share a few things:
strong presentation, strategic pricing, emotional connection when buyers walk through the door, confidence and clarity in how the property hits the market.

That’s the part of the conversation I think gets missed when people simply say “the market is hot," because it’s not hot equally. Different property types, price ranges, locations, and presentation strategies are producing very different outcomes right now. Understanding that fragmentation is becoming one of the most important parts of navigating today’s market successfully to ensure a Top Dollar result.
