Your house is probably smaller than you think it is.

Not an insult. Just how RMS works.

RMS stands for Residential Measurement Standard. It is the rule every Alberta REALTOR has to follow when measuring a home, and it cuts out a lot of space you might assume is counted.

Finished basement? Not in the RMS number.
That bonus room over the garage? Depends on the ceiling height.
Angled ceilings in the loft? Only part of it counts.

So when you see square footage on an Edmonton listing, you are seeing RMS square footage. Not total square footage. Not builder square footage. Those numbers can be very different.

Stan and I walk buyers and sellers through this every week. It matters when you are pricing a home, and it matters when you are comparing two listings side by side.

The Jasper Fire took everything. Wendy and Glen rebuilt anyway.

I sat down with the owners of Patricia Street Deli, and honestly, their story stopped me in my tracks.

They lost their business in the 2024 Jasper wildfire. Most people would have walked away. Their family said no. So they packed up, moved to Edmonton, and started over.

Edmonton answered back. The community wrapped around them from day one. They have fed Guns N' Roses. Artists rolling into the city are making Patricia Street Deli a first stop. Live music is now part of the DNA.

Look, decades of real estate experience. Zero regrets about his career choice.

But that nest? That was a call-a-professional situation from the start.
