What's the seller's timeline, and why?
What did the inspector find last time this was listed?
What are the actual strata financials, not just the monthly fee?
What's being developed two streets over?

These aren't questions that show up on a listing. They're the ones that change what you offer, and whether you should offer at all.

That's the knowledge that comes from doing this work properly, and it's what I bring to every search.

But a home that doesn't fit your family doesn't get easier with time. It gets harder.
Wrong school catchment. Not enough space. A layout that was never built for the way your household actually lives.

Buy the home your family needs. Not the one they'll eventually adjust to.

If schools are driving your home search, here's where I'd tell you to look first.

South Surrey: Bayridge Elementary ranked #1 in Surrey. Semiahmoo Secondary has one of BC's oldest IB programs. Strong catchment, strong resale.
Grandview Heights: Rosemary Heights Elementary. Consistently top-ranked. Modern school in a family-oriented neighbourhood.
Langley Fine Arts catchment: only IB program in Langley. Families specifically move into this catchment for it.

Pick the catchment first. Find the home inside it second.
