January 2026 Surrey Real Estate Market Update 📊🏙️ What buyers, sellers & investors NEED to know right now

2025 marked a historic shift in Surrey real estate, the slowest sales activity in over 20 years. And that has completely changed the power dynamics.

Here’s what the data is telling us 👇

⬇️ Prices have corrected across all property types
• Detached: $1.48M (-7.2% YoY)
• Townhomes: $799K (-6.3% YoY)
• Apartments: $482K (-7.8% YoY) ← biggest buyer opportunity

📈 Buyer leverage is officially back
Inventory is high. Properties are sitting longer. Price reductions are common.
This is a strategy market, not an emotional one.

🏙️ Apartments = the sleeper opportunity of 2026
Apartment sales dropped 18.8% YoY, creating one of the strongest entry points we’ve seen in years for:
• First-time buyers
• Investors looking for rentals
• Buyers who negotiate smart

✨ Luxury has changed (especially South Surrey & White Rock)
Affluent buyers are extremely selective:
✔️ Move-in ready only
✔️ Premium finishes
✔️ Prime location
Fixer-uppers are being discounted, or ignored.

🚆 Transit-Oriented Areas (TOAs) = where smart money is moving
Land within 400–800m of SkyTrain stations is seeing:
