This is a view taken from the SE corner of the parcel. Note the power pole across the road. This is the pole where the power company would hook into to bring power to the parcel. I am told the cost of the pole is $300 and the power company will give you the first 90 feet of cable for free.

I bought some grass seed from F.C. Shea's hardware store in St. Louis. I hired a local farmer from Miminegash to work the grass seed into the soil.

I brought in an excavator to clean out the ditches around the perimeter of the parcel.

Here is a shot of the dozer completing the landscaping. I hauled in 10 loads of shale rock from Profit's Landscaping to make a pad area. A person could now park a trailer on this pad area. Or, this pad area could be the start of a cottage/house project. And the beautiful thing - I am back from the ocean, so no worries about erosion from future storms.

One of the trees on the parcel is an apple tree. We picked enough apples to make an apple pie... YUM !

Just got back from PEI on August 25. What a difference some $$ makes. I completed the landscaping, seeded the parcel to grass, and hauled in shale rock to make a pad ready for a trailer or cottage structure. This is the view from the NW corner of the parcel.

Interesting story in the most recent MacLean's magazine. Someone from Toronto is embroiled in a fight with the province over his setback from where the beach starts. PEI by-laws say that a structure must be minimum 75 back from where the land starts to drop off towards the water. The property owner is not obeying the rule. He feels his money makes his immune to provincial law. What he fails to understand is in the end, Nature will win. As the climate changes, you DO NOT want to be near the water. Every storm (and they are practically an annual thing now) will rob you of a good 10 feet of shoreline. This is why I decided to buy well back from the edge of the water. I will never have to worry about Nature robbing me of shoreline.

Here is an example that illustrates what a property owner must do to safeguard against storm damage to water-front property. What this property owner did was pay $$$ to have rocks dumped on his shoreline. Notice in this picture how close the building is to the shoreline. This means that for the past 100 years, storm damage erosion has never been a concern. Until now....that is. Notice how these rocks still have not offered proper protection against storm erosion. More $$$ will now have to be spent by this property owner to haul in more rocks to ensure no further erosion occurs. I am breathing a sigh of relief that my parcel of land is several hundred feet back from the shore (in fact I am across the road from the property pictured here...).

Beach-front property in PEI? Think again!! We just got back from PEI. It was interesting to see the damage that the Sept 2022 hurricane left in its path. The shorelines took a beating. You DO NOT want to buy water-front property in PEI. As the climate changes, severe storms in PEI could be the new normal. Each storm will erode the shoreline and wash several meters of your property out to sea. My property is several hundred feet back from the shore, so I can rest easy.
