Condo prices in GTA
Down 12 per cent compared to March 2020
and down 1.7 by per cent year over year.

Detached
Down 9 per cent compared to March 2020 and down by 3.5 per cent year over year.

Semi detached up 7 per cent year over year.
Townhouse up 3.8 per cent year over year.

The average selling price for April 2020 transactions was $821,392 –down by 9 per cent compared to March 2020 and up by 0.1 per cent compared to the average price of $820,373 reported for April 2019.

The semi-detached and townhouse market segments experienced annual average price growth above the rate of inflation.
The condominium apartment segment experienced year-over-year price declines on average.

The overall March sales result was clearly driven by the first two weeks of the month.
The average resale home price slightly decreased compared to February. @ Toronto, Ontario

Despite a strong increase in sales for March 2020 as a whole, there was a clear break in market activity between the pre-Covid-19 and post-Covid-19 periods.
These charts are solely comparing the first two weeks of March 2020 to the second half of the month.
For March as a whole, new listings and average price increased on a year-over-year basis. (Compared to March 2019)

Strong sale and growth in February.
The sales in February surpassed 2019 and 2018. Average house prices in GTA were in all- time high in February due to low inventory and lower borrowing costs. @ Vaughan, Ontario
