We had a blast channeling our inner rock stars at the 17th Annual Ontario Women in Mortgages Charity Golf Tournament! ⛳

The theme was “She’s Got the Beat,” so naturally our foursome brought the rock n’ roll energy - leather jackets, band tees, and all.

But the best part - supporting the Canadian Women’s Foundation and helping women, girls, and gender-diverse individuals move out of violence and poverty and into leadership. Cheers to that.

Big thank you to Melanie at Eclipse for the invite, Rachelle Gregory for organizing another sold-out event, and every volunteer who made it happen.

Most people think their credit score only matters when they get the mortgage, but it also matters when you renew it.

Lenders pull your credit again at renewal. If your score has slipped (even by 20 points) you could land in a higher rate tier, and that difference adds up.

The 6-month rule: pay every bill on time, skip new credit applications, and keep your utilization below 30%. The mortgage renewal you want starts six months before you sign it!

This is one of our most asked questions, and the answer almost always surprises people!

Let's explain: If you're buying a home for $500,000 or less, you only need $25,000 down - that's 5%. Between $500,000 and $999,999, it's 5% on the first $500k and 10% on the rest.

And if your down payment is under 20%, you just need CMHC insurance, which protects the lender, not you, and lets you get in way sooner than waiting years to save $100k+.

So, what's the biggest hurdle for most first-time buyers? It's not the 20%. It's not knowing that 5% is an option.
