April stats are out, and my meme to perfectly sum up the market right now is: “Toronto buyers be like: Found the perfect home—sat on the market for 30 days, might actually get it below asking."

Toronto Real Estate Stats – April 2025
Sales were up 12% month-over-month, climbing to 2,129 from 1,901 in March.

Active listings hit 10,563, the highest we’ve seen in six months.
New listings jumped again to 7,105, up 10% from March.
The Months of Inventory (MOI) sits at 5.0, showing a balanced market overall.

The average price ticked up slightly to $1,144,977, continuing a three-month upward trend from the January low of $985,934.

Days on Market (DOM) dropped to 24, the fastest pace since the fall. As I mentioned in the past, this is my favourite indicator. This means that if no new listings went on the market, this is how long it would take to sell every home currently listed.

Here’s the takeaway:
• The spring market is heating up.
• Inventory is growing, giving buyers more choice.
• Prices are rising steadily but not spiking.
This is a move-up market for sellers who are also planning to buy, especially with more listings giving you room to negotiate on your next purchase.

The market continues to defrost in April. The sun came out, in the first week of April and sellers are already starting to smile. Last year was all about waiting it out and sellers are now trying to get their property ready. Offer presentation dates are now back in full swing but it’s not one size fits all. This strategy works best when you have a property that’s in the right area and shows well. Personally, my preference is to simply price the property right – the listed price is not necessarily the sold price.

Interest rates continue to be the talk of the town. Fixed rates are coming down, but variable rates are holding firm. The question I get once a week is should I be locking in at the lower fixed rate or continue to hold the line. My answer is – it depends?

Peel - Brampton Total sales numbers up 37% (604 vs 382 in the previous month). Active listings down 7% (594 vs 635 in the previous month). New listings up 25% (817 vs 610 in the previous month). The month of Inventory decreased by 70% to 1.0 months. The average Price in Brampton is now $1,030,637 (Previously $1,028,192). Days on Market is now at 18 days.

Remember, the month of inventory is my favourite metric. It basically tells the following story – If no new listings came on the market, this is how long it would take to sell every home on MLS. A high month of inventory means we might be in a buyer’s market and a low number means sellers still have the advantage.

Caledon has swung back into the positive. The Month of Inventory is down 47% (1.90 vs 2.80 in the previous month). This is a big deal because this will drive average prices up. Again, remember that the lower the month of inventory the fewer choices buyers will have. The average price in Caledon is $1,324,050 vs $1, 184, 146 in the previous month.
