“No keys yet. But these two just stopped renting.”

Finalized 3120 Green Turtle Road today with a young professional couple who decided they were done renting and ready to build their own equity. 🏡

Possession’s still down the road. But the paperwork’s done, so from here on every payment they make is going toward something that’s theirs.

That’s the part about renting nobody likes to say out loud: the money goes out and doesn’t come back. These two decided to change that early.

Four keys handed over this month. Six more coming.

Two of those were first-time buyers — the kind of possession day where they’re still a little in shock standing in their own kitchen. Two were repeat clients, back again because the first experience was worth repeating.

Behind the scenes: training in Saskatoon, hosting our exec team for Qualico’s Ride for 75, one more deal finalized, and 6 sitting pending — which means October’s about to be busy too.

Still made time for the people side of life — celebrated my brother’s birthday and grabbed dinner with my wife to toast the month.

If this is your first home, it gets better. You could get the full GST back. There are also a few programs most buyers I talk to have never heard of:

→ Building a legal suite? The province can cover 35% of it, up to $35,000
→ CMHC can refund 25% of your mortgage insurance on an energy-efficient new home
→ SaskEnergy has a $3,000 to $5,000 rebate on energy-efficient new homes

Two homes. Both in White City. Both ready soon.

I asked buyers who’ve walked through these what stood out. Here’s what they told me.

The Forrest – 1,678 sq ft | 3 bed | 2.5 bath
“There’s storage everywhere.” Every bedroom has a walk-in closet. The kitchen layout is the one women keep coming back to, with no sink on the countertop so the space is all yours. And the line I hear most: Just a perfect size “Not too big, not too small.”

The Niagara – 1,973 sq ft | 3 bed | 2.5 bath
“The bedrooms are huge.” There’s a flex room on the main floor good if you work from home, a bigger walk-in pantry, and a big bonus room. The ensuite has a separate tub and shower, so nobody’s fighting over the bathroom in the morning.
