Recent research from the central bank highlights a key insight: lowering interest rates in Canada tends to boost housing demand very quickly, but the supply side takes much longer to catch up. For example, resales usually pick up just after rate cuts, with the full effect showing up 18 to 24 months later. In contrast, new housing starts typically lag, starting to increase around two years after the rate changes. Strong labour markets can make this effect even more pronounced, as people feel more confident about buying when jobs are secure and lending is easier. On the builder side, while lower rates and higher prices make new projects more feasible, the planning and permitting process—especially for multi-unit developments—adds significant delays. Ultimately, researchers note that while rate cuts may eventually encourage more building, supply growth always trails demand. This means monetary policy alone isn’t the answer to housing affordability challenges—something I see firsthand as we navigate Vancouver’s unique real estate landscape together.

This July brought a welcome shift in housing affordability across Canada. Home prices dipped in 10 out of 13 markets, with Vancouver, Hamilton, and Regina seeing some of the more notable adjustments. While mortgage rates edged down only slightly, it was the decline in prices that truly made a difference—meaning less income is now required to qualify for a mortgage. As someone who grew up on the North Shore and has spent years advocating for families in our community, I know how significant these changes can be for those navigating the Vancouver real estate landscape.

Canada’s Affordability Streak Hits 10 Quarters
After 10 straight quarters of affordability challenges across Canada, it’s clear that changes in mortgage rates are no longer the main story. As someone deeply involved in Vancouver’s real estate scene—and with a background in advocating for families—I see how the focus is shifting toward home prices and income growth as the key factors for buyers and sellers. Economists are now predicting that mortgage rates will likely remain steady, or even rise slightly, over the next year. This means that any real improvements in affordability will likely depend on whether home prices moderate.

A slower pace of population growth might help ease housing demand, potentially keeping prices in check. At the same time, a stronger labour market could support household incomes, but experts caution that unless home prices cool, affordability gains could be limited. Every market tells a different story right now—what buyers and sellers are experiencing in Vancouver and Toronto isn’t quite the same as in Calgary or Edmonton.

Navigating these shifts takes more than just numbers—it requires understanding each community’s unique dynamics. As always, my focus is on helping clients make sense of the changing landscape here in Vancouver.
