Most buyers plan for the down payment and stop there. Then closing day shows up with a bill for Property Transfer Tax, legal fees, title insurance, and adjustments for whatever the seller already prepaid on property tax or strata fees.

Typical range is 1.5% to 4% of the purchase price, but "typical range" doesn't help you write a cheque. So we built a calculator that gives you your actual number, not a guess.

If you're buying presale, heads up: GST usually applies, and PTT gets calculated on the completion price, which may be higher than what you agreed to when you signed. The calculator accounts for that too.

"When will this end?" is the wrong question. Corrections don't announce their bottom; they just quietly stop getting worse.

Here's what's actually happening in Vancouver right now: benchmark prices have flattened out after two years of declines, inventory hasn't broken last year's peak, and June home sales were up 9.6% from a year ago, with detached, attached, and condo sales all posting gains at the same time. That last part hasn't happened much lately.

None of that proves the bottom is in. But it's the first time in a while several of the signs we'd expect to see before a correction ends have actually shown up together.

Presale deposits in Metro Vancouver run 5% to 20% of the purchase price. On a $700K unit, that's up to $140,000 handed over before a single wall goes up.

Most of the time, it works out fine. But the buyers who run into trouble are usually the ones who didn't ask the right questions upfront, especially about financing at closing.

I put together the questions I actually walk my presale clients through: deposit structure, the GST rebate, assignment fees, the size variance clause, and what happens if your pre-approval doesn't hold up two years from now.
