A quiet one that costs Canadians a lot of money every year.
Renewal is the only point in a mortgage term where you can change how the mortgage is built without paying a prepayment penalty. The term length, fixed or variable, your payment frequency, or moving the whole thing to a different lender. None of it carries a penalty.
Most people sign the letter and carry on, which is exactly what the letter is designed to achieve.
The one thing you cannot change penalty free is the amount. Adding to the balance turns a renewal into a refinance, which means an appraisal, legal work and a longer timeline.
Renewal letters for early 2027 are circulating now, so this is the month to plan rather than react. Contact one of our TMG Brokers or Agents today.
