Your first mortgage payment includes $1,070 you pay to yourself. Rent has no line like that.

On the current $688,000 Metro Vancouver apartment benchmark, 20% down at today’s best 4.04% five year fixed, the payment runs about $2,908 a month. From day one, about $1,070 of it pays down your own loan instead of a landlord’s. In the first year alone you bank roughly $13,077 in equity, even if the market goes nowhere. Strata, tax, and interest are still real costs, no sugarcoating that. But renting has no column that pays you back.

Two governments just started buying unsold BC condos. Ottawa and the province agreed to pick up more than 2,200 of them and turn them into rent to own homes, at prices the Premier compared to liquidation.

Here is the quiet part. Governments do not buy at the top. They move when something is cheap and few others will. When the state starts bottom fishing new condos, that is a signal about where we sit in the cycle.

The June numbers whisper the same thing. Sales up in every home type. Prices flat month to month. The pile of unsold homes no longer growing. A market finding its floor.

The Bank of Canada has held its rate at 2.25 percent five straight times. Prices fell 6.2 percent year over year but ticked up 0.2 percent month over month. The slide has flattened. Meanwhile, every month you rent is gone for good, and every month you own buys a little more of the place.

Wait one more year at $2,000 a month and roughly $24,000 in rent simply disappears, with zero equity to show for it. There is also a new federal GST rebate worth up to $50,000 on a first new home.

Timing the bottom is luck. Owning through it is a plan. What is one more year on the sidelines really costing you?

The feds handed first-time buyers one of the biggest breaks we've seen in years, and most people don't know it exists.

If you're buying a brand-new home in Greater Vancouver, the First-Time Home Buyers' GST Rebate can put up to $50,000 back in your hands. It's law as of March 2026, and it's live now.

A few things to know: it's for new or substantially renovated homes (not resale), full rebate up to $1,000,000, partial up to $1,500,000, and you have to be the first person to live there. In BC, you may also dodge the Property Transfer Tax on new homes up to $1,100,000: so the two can stack.
