What Is the Market Expecting from the Bank of Canada This Week?

This Wednesday, June 10, the Bank of Canada will announce its next interest rate decision.
Right now, the market is not expecting a surprise.

The current overnight rate is 2.25%, and Reuters recently surveyed 34 economists- all 34 expect the Bank to hold the rate unchanged.
RBC Economics is also expecting another hold, which would make this the fifth consecutive decision without a rate change. The C.D. Howe Monetary Policy Council has taken the same view.

The reason is simple: the economy is sending mixed signals.
Inflation is still not low enough to make a rate cut obvious, while Canada’s latest jobs report was stronger than expected, adding 87,800 jobs in May and bringing unemployment down to 6.6%.

That gives the Bank of Canada room to wait.
So the main question this week may not be the rate itself. It may be the tone.
Does the Bank sound cautious?
Does it signal “higher for longer”?
Or does it keep the door open for a change later this year?

For now, the consensus is clear: the market expects another hold at 2.25%.

Metro Vancouver’s May 2026 market feels calmer than many expected.

Sales were down slightly compared to last year, and the number of available listings remains higher than normal.
In simple terms: buyers have more to look at, and sellers need to be realistic.

That does not mean the market has stopped.

Detached homes are still holding fairly steady. Apartment sales were softer in May, which pulled the overall numbers down.

So this is not one single market moving in one direction. Different property types are behaving differently.

For buyers, this can be a useful moment. More inventory means more room to compare homes, ask questions, and make a decision without feeling rushed.

For sellers, preparation matters. A well-presented home, priced correctly, still gets attention. But overpricing is easier for buyers to ignore when they have more options.

As we move into summer, I would describe the market as steady, selective, and a little more patient.

Not dramatic.
Just more careful.
And in this kind of market, guessing is not a strategy.

Proud to support Dunbar Little League this season as the head coach and sponsor of the Homes By Lewis Minors team.

This is my first year sponsoring the team, but my 4th year coaching with Dunbar Little League. The Minors division is made up of Grade 3 and 4 players, and it has been great to see these kids learn the game, build confidence, and become part of something local.

As a sponsor, Homes By Lewis helps support the real costs behind the season - uniforms, field equipment, field maintenance, umpires, and everything else that helps keep the league running.

This one is personal for me. I have two kids of my own on the team, and over the years I have personally helped bring more than 20 kids from the neighbourhood into Dunbar Little League.

I have lived and worked in this area for 15 years, so supporting local families, local kids, and community sport means a lot to me.

Baseball is more than a game at this age. It is teamwork, confidence, friendship, and community.

Here is the clean way to mention projects like Burrard Slopes Park without making promises you cannot defend later.
Burrard Slopes Park is approved at the concept plan level.
That means the direction is officially confirmed.
It does not mean construction is immediate.

Use this simple three level wording.
1. Approved concept plan.
Safe wording: “Concept plan approved.”
Meaning: the project is real and the intent is set, but details can still change.
2. Detailed design.
Safe wording: “Moving into detailed design.”
Meaning: the real specifics get locked in here - layout, access, lighting, trees, materials.
3. Phasing and delivery.
Safe wording: “Phased timeline.”
Meaning: most public realm projects are multi-year. Do not say “soon” unless there is a confirmed construction schedule.

Why this matters for realtors.
Buyers do not mind a future amenity.
They mind exaggerated timing.
Accurate status builds trust and prevents awkward questions later.
