Independence in retirement often comes down to cash flow, not willpower, and home equity is frequently the unused asset that could close the gap.
A recent client, 81, mortgage-free, living alone on a fixed pension. A reverse mortgage funded part-time care and let her stay in her home instead of moving in with family.
For advisors working on aging-in-place or care planning with clients, equity access deserves a seat at that table alongside pension and savings. Glad to be a resource on these conversations.

“Alternative lending” sounds sketchy to a lot of people. Loan sharks, hidden fees, predatory terms.

That’s not what this is.

B-lenders are regulated institutions, trust companies, credit unions, mortgage finance companies, following the same lending rules as the big banks. The rate is higher, in exchange for flexibility on income, credit, or property type a traditional bank won’t offer.

Most clients aren’t there forever. It’s a twelve to twenty-four month bridge while they rebuild, then we move them back to an A-lender at a better rate.

Fourteen months into his HVAC business. Strong deposits, real clients, real revenue. His bank wanted two full years of history before they’d even look at him.
That’s a policy, not proof the business isn’t working.
I placed him with a lender that qualifies self-employed borrowers on one year of history, verified through bank statements and an accountant letter. He closed on his first home in his business’s second year.
Waiting two years to prove something you already know costs you time.

Small mortgage left. Plenty of equity. An unfinished basement doing nothing but holding storage boxes.
He refinanced and pulled $140,000 to build a legal basement apartment, permits and separate entrance included.
The apartment covers his mortgage and pays him extra every month.
Refinancing isn’t only about lowering your rate or clearing debt. Sometimes it funds an income stream that pays for itself.

The bond market just sent a warning shot and your mortgage is in the blast radius.

Oil is over $100 again. The US 10-year Treasury is barrelling toward 5%. Fixed rates are already climbing at over a dozen lenders.

Right now fixed rates near 4% are still on the table. That window is closing.

Over half of Canadian borrowers are choosing variable right now. That's double the normal rate, and the math doesn't support it for most people.

He finished his consumer proposal. Paid it off, discharged, done. His bank told him to come back in two years.
Two years is a long wait when you’re already back on your feet with equity in your home.
Alt lenders look at where you are now, discharged, current, equity in place, not a fixed waiting period. We refinanced him six months after discharge with a plan back to an A-lender.
A proposal is a reset. It doesn’t have to be a two year sentence.
