Advice to sellers right now!
If you don’t have to sell now, sell in the new year.

As we get closer to the end of the year buyers start backing off from buying , hoping the new year will bring more selection and affordability. Now between now and the new year some homes will sell, some sellers who are not achieving the price they are hoping for will take their places off the market, and some listings will expire and come off the market.

Leading to less inventory going into spring. Although right now we have a little under 20 k units in the GTA and surrounding, this will deplete over the next six weeks.

Leading to a lower inventory position for sellers in early 2024. A lot of sellers wont come back to market till March break and will be in heavier competition.

We are seeing an uptick in activity in sales and showings in the last week!

BANK OF CANADA ANNOUNCEMENT.

Interest rates held at 5 %. !! BOC Governor stated they are starting to see the previous rate hikes take effect on consumer spending , with the drop in inflation to 3.8 % its not where they want it to be and likely wont get to to 2% target till 2025. We are expected to average 3.5 % by mid next year. Job market is still seeing growth in the 4-5% range.

Happy to be wrong.. ! Don’t expect rates to go down anytime soon, the BOC governing council has started they are ready to move them up again.

Consumer Price Index is reported tomorrow October 17,2023 which will give us our new inflation numbers for September!

Will it rise again, and what will the Bank of Canada do next week? Is the Geo political situation going to affect the banks decisions?

Many in the financial sector and economists believe the BOC is done.. i am not so sure…
