Keeping Your Home Cool

We expect as the summer heat hits, keeping cool will be a number one priority.

You could consider adding a power vent to your attic. When set up properly, a power vent sucks the hot air out of your attic and replaces it with cooler exterior air. This is extremely effective and cost efficient, costing much less to purchase and operate compared to an Air Conditioner. If you already have an AC unit, the power vent can significantly reduce its use, saving on your power bill and extending the life of your AC unit.

Having the power vent professionally installed by a knowledgeable ventilation specialist is a must. It is critical that the vent is placed at the peak of your roof and that it draws air from either soffit vents or roof vents installed lower down near the soffits. Other vents near the peak of the roof should be blocked allowing the power vent to move all the hot air in your attic and not just suck air from other vents along the peak.

Keep your air conditioner running smoothly by changing out filters once a month while you are running the appliance.

Annual maintenance could double the life of the compressor. You should also schedule an AC tune-up now to inspect refrigerant levels, which keeps the air cool and your electric bills low; ensure the fan is functioning well, and clean the coils thoroughly. The technician will also ensure there are no potential fire hazards with faulty wiring.

The COVID-19 outbreak in Canada has been difficult to navigate. At this point we continue to provide our professional home inspection service as we know there are contractual deadlines that must be met with your real estate transaction. We are monitoring the news closely for information to safeguard the well-being of our clients, home sellers, families and friends.

Here is some information to help you understand what can be done to stay safe during a home inspection.

Our Home Inspectors will:
- Reschedule the inspection if they feel sick or if they exhibit symptoms of a respiratory illness.
- Wear disposable gloves throughout the inspection.
- Bring our own anti-bacterial soap, towel and hand sanitizer.
- Use hand sanitizer before entering the home and wash hands as recommended before and throughout the inspection.
- Wipe bathroom and kitchen fixtures and toilet handles with a sanitizing wipe after inspecting these areas.
- Wipe door handle/knob inside and outside the home as they enter and leave the home.
- Make all efforts to ensure we use social distancing measures.

For Buyers and Real Estate Agents:
- Do not attend the inspection. Your home inspector will gladly review your report by phone, Skype or FaceTime if required.
- If you wish to attend, do so only at the end of the inspection as outlined in your confirmation email.
- Do not bring children, relatives, contractors and others to the inspection.
- Reschedule the inspection if you wish to attend but exhibit symptoms of a respiratory illness or fever.
- Use hand sanitizer before entering and before leaving the home.
- Touch as few things in the home as possible.

For Sellers:
- Reschedule the inspection if anyone in the home feels sick or exhibits symptoms of a respiratory illness.
- Do not attend the inspection. Make arrangements for children, relatives and others to be out of the home during the inspection.
- Wipe bathroom and kitchen fixtures, toilet handles and doorknobs with a sanitizing wipe before the inspection.

Our home inspectors will make all efforts to ensure we use social distancing measures and wear disposable gloves during inspections.

We ask that people attending home inspections avoid touching anything within the home and instead ask the home inspector to demonstrate the functionality of any devices if required.

DO NOT attend your home if you are experiencing symptoms of respiratory illness or fever. Your home inspector will gladly review your report by phone or facetime if required.

As a reminder, we ask that everyone take common-sense precautions such as:

- Washing your hands with soap and water every two hours, and always for at least 20 seconds each time
- Practicing social distancing (stay at least six feet away from people whenever possible)
- Avoiding contact with people who are sick
