July brought the slower pace we often see during the summer months, with fewer homes changing hands compared to what has been typical in recent years.

Prices continue to shift as well, with the MLS® Home Price Index showing some movement from June and values generally sitting below where they were this time last year. At the same time, the number of new listings and homes available for sale has also come down in many areas.

The bigger story though, is how different the market can be depending on where you are and what type of home you're dealing with. What’s happening in one city, neighbourhood or even price range may be very different from another.

Focus on the "micro market". Looking at the activity happening around your specific property is much more useful than relying on broad market headlines.
