The Bank of Canada held its key interest rate at 2.25%, which means no major change for buyers, sellers, or mortgage holders.

But the bigger story is why they held: inflation pressure, a softer economy, and continued uncertainty.

For local real estate, this likely means more of the same, cautious buyers, realistic pricing, and well-presented homes getting the most attention.

A lot of homeowners are still thinking about the price they could have gotten a few years ago.

I understand that.

But if you are thinking about making a move, the better question may be, what does the next step look like?

Are you downsizing into something simpler?
Upsizing for more space?
Cashing out and moving somewhere new?
Trying to reduce monthly expenses or create more freedom?

The sale price matters, but what you do with the proceeds matters just as much.

In a softer market, buying and selling can sometimes work more in your favour than you might expect, especially if the next property has also adjusted.

The May Fraser Valley real estate numbers show a market that is still favouring buyers, but there are some interesting shifts happening beneath the surface.

Inventory remains high, prices are still softer than last year, and buyers have more breathing room. But in South Surrey and White Rock, detached and townhouse activity is showing signs of life, especially when homes are priced properly.

This is not a hot market, but it is a market worth understanding.
