Why use a mortgage broker? It's a question I get asked a lot.
I thought I'd share a simple explanation in case it's helpful.
A mortgage broker works on your behalf, not for a single bank. Instead of being limited to one set of products, I look at options from multiple lenders and help narrow things down based on your situation, not just a rate on paper.
One practical benefit people often appreciate is simplicity. Rather than submitting documents to multiple banks, each with their own process and requirements, you work with one person. I handle the coordination and make sure your information is presented clearly and consistently to the right lenders.
Another thing many people don't realize is that some lenders don't work directly with the public at all. They work exclusively through mortgage brokers. Using a broker can open the door to options you wouldn't otherwise have access to on your own.
This can be especially helpful in the Yukon, where a lot of people don't fit into a standard box. Seasonal work, self-employment, contract income, or unique properties are common here. Some lenders are set up for that. Others aren't. Knowing where to look matters.
At the end of the day, the goal isn't to push a particular lender. It's to give you clarity around what your options are and what they mean, so you can make an informed decision without pressure.
