This can easily create unnecessary worry for travelers. It’s important to check official travel advisories before making decisions, rather than reacting to viral headlines.

VAT Changes in Cyprus

Important update for property buyers in Cyprus! From 15 June 2026, the reduced 5% VAT scheme for first-time homebuyers will change. The new rules apply to brand-new properties up to 130 sqm and €350,000, with any excess charged at the standard 19% VAT. If you are planning to buy or have property plans/permits before 31/10/2023, your VAT application must be submitted before 15/6/2026 to benefit from the old scheme. Stay informed and don’t miss this important opportunity.

Reduced 5% VAT applies only to:

Brand-new properties, not resales

Natural persons, not companies

Used as main residence for at least 10 years

Not for investment purposes (e.g., rental)

VAT limits:

Up to 130 sqm of property size

Property value up to €350,000

Any excess is charged at 19% standard VAT

Transitional period:

Properties with plans/permits before 31/10/2023 can use the old scheme only if the VAT application is submitted by 15/6/2026

From 15/6/2026, all new properties must follow the new strict regime

Η πρόσφατη τροποποίηση του νόμου 110(I)/2025 αποτελεί μια σημαντική μεταρρύθμιση για τους λεγόμενους «παγιδευμένους αγοραστές» στην Κύπρο, δηλαδή όσους έχουν πληρώσει για ακίνητο αλλά δεν έχουν καταφέρει να λάβουν τίτλο ιδιοκτησίας λόγω υποθηκών ή προβλημάτων του κατασκευαστή. Ο νέος νόμος καθορίζει σαφείς προθεσμίες, επιτρέπει την εξέταση παλαιών συμβάσεων μέχρι το 2014 (και κάποιων μέχρι το 2024), δίνει τη δυνατότητα έκδοσης τίτλων μέσα σε συγκεκριμένα χρονικά πλαίσια και προσφέρει διαδικασίες για άρση υποθηκών είτε με συμφωνία είτε μέσω δικαστηρίου. Παράλληλα, αυξάνει τον χρόνο εξόφλησης τιμήματος όπου αυτό απαιτείται. Συνολικά, η μεταρρύθμιση ενισχύει την ασφάλεια και τη διαφάνεια στις συναλλαγές ακινήτων, βελτιώνοντας το επενδυτικό κλίμα και αποκαθιστώντας την εμπιστοσύνη των αγοραστών στην κυπριακή αγορά.
