The Czech government is working on a new law called eTurista that will affect every Airbnb host and property investor in Prague. Nobody knows yet exactly what form it will take — but one thing is certain: some kind of regulation is coming.
We attended the Short-Term Rental Festival 2026 in Prague and put together a clear, no-nonsense summary of where things stand, what the three possible scenarios are, and what you should (and shouldn't) be doing right now.
The good news? A full ban or nights-per-year cap is unlikely in the short term. The bad news? The political landscape can shift.

The Prague property market in 2026 is still moving fast — and three recent deals I closed for clients show exactly what's happening right now.

One client nearly walked away from a Vinohrady apartment over the price. We couldn't negotiate a single crown off. Days after reserving it, the developer raised prices on the whole building.

Another client bought slightly above market in Žižkov — against my advice. The market has almost caught up with what he paid. In a few months he'll look like he got a bargain.

And a third client — a foreign buyer who couldn't get agents to return her calls — nearly lost her apartment twice before we finally secured it.
