F12 Project. Development site in central Tallinn

In 2030, Rail Baltica will connect Tallinn with Riga, Vilnius, Warsaw and further into Europe. The Tallinn station is being designed by Zaha Hadid Architects.

One kilometre from the future terminal, we found a unique plot. Intersection of the main highways Tartu mnt and Peterburi tee. 50,000+ cars daily. Nearby: shopping centres Ülemiste, T1, Sikupilli. 5 minutes to the airport.

Detailed plan approved, ready to develop immediately. 12 floors + 2 underground, 23,040 m². Format: 75% Class A+ offices, 25% residential. Potential: €78M net profit in 3-4 years.

Estonia: zero tax on reinvested profits, shortage of quality office space.

Looking for a partner.

What do you think, how much does a site like this cost: €10M, €20M or €30M?

Seasonal calendar of the island
Time here is measured not by a calendar, but by the quality of light.

March. Ice break. The Baltic Sea sheds its winter armor. Ice cracks, sings, retreats to the horizon. Pines awaken from a half-year slumber. The first patches of bare ground reveal soil that remembers.

May. The time of white nights begins. Darkness is almost absent — only twilight softly flowing into dawn. Sleep grows shorter, thoughts clearer. Thirty-five species of orchids quietly bloom in the forest.

July. The peak of light. Nineteen hours of sun per day. The sea warms to +18°C. You can swim or simply stand on the shore and feel the planet breathe. Wild strawberries ripen beneath your feet.

September. Time for decisions. Days shorten, but without fear — with release. Less outer light, more inner clarity. Cranes gather in flocks, preparing for migration.

November. Storms. The sea shows its character. Waves crash against the shore with such force that vibrations run through the earth. This is not hostility — a reminder that you do not own the elements. You are merely a guest.

January. True silence. Snow absorbs sound. The sea freezes near the shore. A fire burns in the hearth. Winter is not a time for decisions, but a cycle of gathering, integrating, turning inward. Six hours of light — enough for what truly matters.

The result: Each season teaches its own lesson. Spring — patience. Summer — presence. Autumn — acceptance. Winter — focus.

Living here, you stop resisting nature’s rhythms. You begin to plan life not against the seasons, but with them.

Your inner seasons synchronize with the outer. A new metronome is born — not the ticking of a clock, but the pulse of the earth.

Which season lives within you now?

Architecture of space
A home does more than shelter from rain. It shapes the person who lives within.
Ceiling height influences the breadth of thought. Window size affects openness to the world. Materials at hand change tactile habits. Space educates.

Imagine a home designed not for functions, but for states of being.
A room of silence with a single window facing east. No furniture — only a cushion on the floor and a view of pines. The space itself invites contemplation.
A studio with northern light and high ceilings. Hands naturally reach for materials. Here, things are born that cannot be put into words.
The kitchen as the heart of the home. A circular layout where cooking becomes a ritual, not a chore. The window above the sink opens to the garden — washing dishes turns into meditation.

Principles of transformative architecture:
Form follows meaning. Every room is created for a specific inner state.
Materials speak truth. Wood remains wood, stone remains stone. The honesty of material teaches honesty of thought.
Light as sculptor. In the morning, the room can be energizing; in the evening, calming. Light programs the rhythms of life.
Transitions as breath. From public space to private. From active to contemplative. The home teaches balance.
Connection with nature. Boundaries between inside and outside blur. To live in a home is to live within the landscape.

On Saaremaa, every decision is made in dialogue with the place. Where to place the house? The land will show. Which materials to choose? Those in harmony with the island.

The home becomes not a refuge from the world, but a tool for deeper contact with reality.

What space is shaping you now? And who do you want to become?

Decisions made in silence
In the office, decisions are made under pressure from time, others’ opinions, and the flow of information. On the island — in dialogue with yourself.

Imagine: you sit on a terrace surrounded by pines. The sea whispers somewhere beyond the trees. Your phone is silent. No one demands an immediate answer.

Here, thoughts do not dart from task to task. They settle like silt at the bottom of a pond. Becoming clear.

The city’s noise creates the illusion that everything is urgent. Silence reveals what truly matters. Not all decisions require expert advice. Some require only an honest look within.

In the office, you think about consequences. On the island — about meaning. In the boardroom, you choose between profits. In the pine forest — between values.

Silence is not the absence of sound. It is the presence of clarity.

When external noise fades, you begin to hear the inner voice. The one that knows the answers but cannot shout them through the bustle.

Here, time flows differently. An hour of reflection is worth a week of analysis. One dawn can change the course of an entire company.

The best decisions are born not in haste, but in space. Not under pressure, but in a state of calm.

17 hectares of silence. An office with a view to infinity. A place where strategic decisions are made not by the head, but by the whole being.

What decision awaits your silence?

What can be created on 17 hectares
Seventeen hectares — not just land. It is a canvas for manifesting your inner world.

Imagine:
A home that breathes with the forest. 200 square meters of honest materials — thermally treated pine, natural stone, glass reflecting the sky. Windows open to the best views. A terrace overhangs your own pond.

A studio where hands create what no store can sell. High ceilings, northern light, a place to work with wood, metal, clay. Here, things with soul are born.

A garden of contemplation following Piet Oudolf’s principles. Grasses and perennials create a calendar of meaning — each season reveals a new chapter of beauty. Nature becomes a teacher of patience.

Water mirrors with wooden decks. A meeting place of sky and earth, where reflection is deeper than reality. A sauna by the water for transitions between states.

A forest gallery — an exhibition beneath pine canopies. Art dissolved in nature, where paintings find their viewer naturally.

A library of meaning. A repository not only for books but also seeds, recipes, ideas — all that nourishes the soul and passes through generations.

A meditative bridge over the pond. The space *between* — not a destination, but a path where each step over the water is a step inward.

Swings between the trees. A return to the childlike ability to see the world in motion — a simplicity freeing you from the complexity of adult life.

Here you can create:
- A home for reflection or a creative residence
- A place of power for making important decisions
- A territory for new family traditions
- A space for gatherings of like-minded people
- An open-air art object

Each element will become part of your story. The land does not dictate — it offers. You choose which symphony to play in this place.

A site with detailed planning for a home and ponds. A private road. Also lagoons and access to the sea. What will you build here?

The one who hears the land
My name is Dmitri Vain. Within my name lives an ancient memory.
Vain — not vanity. It is silence. The emptiness that gives space to what matters. The space between words where meaning is born.

I do not sell land. I seek places that have long been waiting for their person.
Each plot is like a note in a symphony yet to be played. I feel where the land is ready to unfold. Where it wants to be seen, understood, and embraced.

It began with a simple observation: people do not buy square meters. They seek the chance to become a better version of themselves. A place where roles can be shed, and one remains alone with their essence.

Fifteen years in real estate taught me to discern. There are those who buy status. And there are those who buy transformation. The latter are few. But for them, I create projects.

Once I came to Saaremaa and realized: this place was waiting for me. An island where, thousands of years ago, the sky touched the earth. Where silence has weight and texture.

Seventeen hectares told me their purpose. The land seeks a guardian. I heard this call and help it come to life.

I am not an architect nor a developer. I am a curator of experience. A guide between space and those who are ready for it.

My task is not to build a house, but to create conditions for a person to meet themselves.

Land is not a commodity. It is a form of dialogue.

Estonia: silence as a national idea
There are countries that shout about themselves. And then there is Estonia — simply existing. Quietly, with dignity, without unnecessary words.

Imagine a small country where the digital government works so efficiently that taxes can be filed in three minutes, and every citizen can vote online.

But the essence of Estonia is not technology. It is space to breathe.

Scattered across the Baltic Sea are islands. Saaremaa is the largest among them. “Island land” in the ancient tongue. A place where 3,500 years ago a meteorite fell, leaving the Kaali crater. The land remembers the touch of the cosmos.

Here grow 35 species of orchids — more than anywhere else in the country. Rare birds arrive. Seals live along the shores. The island attracts those who seek freedom.

The climate is milder than on the mainland — the sea softens extremes. Winters are less harsh, summers less hot. Nature teaches moderation without extremes.

A thousand years ago, independent peoples lived here, beholden to neither kings nor crusaders. The spirit of that independence remains — in the landscape, in the stones, in the wind.

In Estonia, there is the concept of “rahu” — peace, calm, silence. Not just absence of sound, but a quality of presence. A state where the outer and inner come into balance.

This is not a country for those chasing impressions. It is a place for those ready to meet themselves.

Sometimes the most important discoveries happen in silence.

17 hectares for a meeting with yourself
What if land is not just an asset, but an opportunity to meet yourself?

17 hectares on Saaremaa Island. Pine forest descending to the sea. Reeds growing wild. No one around — just you and a dialogue with silence.

Here, time flows differently. Dawn does not wake you for work — it invites contemplation. Dusk opens space for reflection. The seasons change not only the weather, but also your perception of yourself.

Some will build a home — not because they need a place to live, but because they want to materialize their understanding of beauty. Every decision becomes an act of self-discovery.

Some will create a studio — a place where hands speak what language cannot express.

Some will turn the land into an open-air gallery — not for spectators, but for themselves.

But the greatest creation here is a new version of you. A person who can allow themselves silence. Who does not fear solitude, because they know: in solitude they meet the fullness of their inner world.

Project “O” is not real estate. It is a philosophical experiment. A place where space becomes a tool of transformation.

The island chooses you no less than you choose it.

Are you ready to meet?

The mark that isn't thereYesterday someone asked: where is your logo?

I was silent for a long moment. Then I pointed to the ring left by a coffee cup on the table.

We live in a world where every idea demands packaging. A vector file. Brand colors. A hundred-page guideline.

But what if meaning is greater than any form?

Our mark lives in the annual rings of an old pine. In a puddle after rain, reflecting the sky. In how an architect draws a window. In the pupil with which you now perceive this meaning.

Each time - a new birth. Each time - from its own time and place.

We do not create a symbol. We recognize what already exists in the nature of things.

The circle is not our idea. It is the language in which the world speaks. We have simply learned to hear it.

Look around right now. How many circles do you find?

Rethink your home.
Your place can nourish you - or drain you. It can unfold you - or constrict you. It can be a mirror of your essence - or a mask of others' expectations.

I work with space as living matter. A home is not a box filled with furniture. It is an extension of your inner world.

Every wall speaks to you. Every window asks: what do you want to let into your life? Every room offers a chance to meet yourself.

Space can become a teacher. In silence, ideas are born that will change your life. In the right place, you make decisions you've avoided for years. In an honest home, you meet who you are meant to be.

A place is not an address. It is a state of being.

I create spaces where land becomes art, and a person becomes a co-creator of their transformation.

In Project O, I embody this philosophy on 17 hectares of Saaremaa Island - a place where every square meter is an opportunity to rethink your life.

If my words resonate, explore the project. There you will find keys to a new understanding of space and yourself.
