Fifteen minutes from Malaga airport to Marbella.

That's the number behind Enaire's plan to run live eVTOL air traffic demonstrations on that corridor in 2028, under the EU's Verti-Go project, led by Honeywell Aerospace, with Aena, NATS, Eurocontrol and Vertical Aerospace among the twelve partners.

The same drive on the A-7 can pass an hour and a half in August.

Worth being honest about what 2028 actually brings: demonstrations, not passengers. Commercial service depends on aircraft certification, the EU's U-space framework, and vertiports that don't exist yet. This is a multi-year build.

But infrastructure is the quietest long-term force in Costa del Sol property. The airport expansion, the coastal train debate, every A-7 improvement, each one moved where people chose to live and what they paid. Buyers splitting their week between London or Zurich and the coast treat travel time as a hard constraint. Shorten the last leg and you widen the pool of people for whom a home here is a base, not a holiday house.

And it's telling that Europe picked this coastline to prove the concept.

"A buyer who follows the sequence is never asked to be brave."

That line is the whole point of how Spain handles property purchases, and most guides miss it because they hand you a document checklist instead of explaining the machine behind it.

Here's the machine. At every stage, a named instrument holds the risk:

→ Escrow holds the reservation deposit
→ Certificates answer the four due diligence questions
→ The private contract fixes the remedies if either side walks
→ The land registry makes ownership public and secure

Resale, offer to registered ownership: roughly three months. It can move faster. It shouldn't move much faster, because the timeline is mostly institutions doing their checking, and that checking is what you're paying for.

Two things international buyers get wrong most often:

The biggest decision comes before the search. Not which property but how you'll own it. Sole name, joint, company. That choice drives income tax, wealth tax and your inheritance position decades out, and changing the name on a Spanish deed later is generally a fresh transfer, taxed again.

And the notary is not your protector. In Spain the notary is a public official who witnesses and formalises the act. The due diligence that protects you belongs to the lawyer you retained weeks earlier.

A full-time life here needs infrastructure, and healthcare sits at the top of that list.

Hospiten Estepona has turned its ophthalmology department into a fully specialised eye centre: retina and vitreous, glaucoma, paediatric ophthalmology and strabismus, cornea, refractive surgery. Plus OCT scanners, a dedicated dry eye unit, minimally invasive glaucoma surgery. Several of those treatments simply weren't available anywhere between Marbella and the Campo de Gibraltar before.

Until now, a serious eye condition meant a drive to Malaga.

This is the kind of story that never makes headlines outside the local press, but it's exactly what changes the answer when a family asks whether they can live here all year rather than a few weeks each summer. Schools, internet, and who treats you when something goes wrong.

Estepona has spent a decade quietly upgrading itself. This is one more piece.
