🇪🇸 Will they speak English at your Town Hall appointment?

One of the questions I get asked most often is whether you’ll be able to speak English during your Town Hall appointment.

The honest answer is: don’t expect them to.

While some staff members may speak English, it really depends on who you’re speaking to. There’s no guarantee, so it’s always best to come prepared.

That’s why many people who don’t speak Spanish attend these appointments with a lawyer or someone who can translate and guide them through the paperwork.

The good news is, this is something I can help with.

This is Estepona’s Town Hall —
one of the first places you’ll visit
when you move here 🏛️

This is where you register for
your Padrón — your official address
registration that unlocks almost
everything else in Spain.

Without it:
❌ No public school place for your kids
❌ No healthcare registration
❌ No residency certificate

To get your Padrón you need
proof of address — a rental contract,
a property deed, or similar document
showing where you live.

And here’s what most families
don’t know until they arrive:

Not all landlords will register you
for the Padrón. If you’re renting,
finding the right landlord is the key step.

Here’s how to break the circle 👇

1️⃣ Open a non-resident bank account first
Santander allows this online
with just your passport.
No NIE needed. No Spanish address needed.

2️⃣ Find a landlord used to international tenants
Not all landlords will register you
for the padrón — but some will.
This is the key step that unlocks everything.

3️⃣ Once you have your rental contract:
→ Padrón at the town hall
→ NIE or residency certificate
at the Comisaría
→ Update your bank account ✅

The system is frustrating.
But in the right order — it works.

Buying a property in Spain? 🇪🇸

One of the first surprises for international buyers is that the price you see online is not the final amount you need to budget.

As a simple rule of thumb:

Resale property: budget around 10% extra
New build: budget around 12% extra, sometimes more depending on the case

These extra costs can include taxes, notary, land registry, legal fees and other buying costs.

So before falling in love with a property, make sure you understand the real total budget.
