Areas you should avoid buying in — and why

Not everything that glitters on the Costa del Sol is a good investment. Before you sign, watch for this:
1. Developments without a first occupation license
Beautiful photos, paperwork not in order. No LFO means no guaranteed utilities and a harder resale down the line.
2. Oversupplied zones without real demand
When an area fills up with new builds that outpace infrastructure and genuine demand, prices stall — or drop.
3. Tourist complexes without serious community management
High holiday-rental turnover, no quality control, community fees that climb every year with no visible improvements.
4. “Close to everything” locations that are close to nothing
The listing says 10 minutes to the beach. Google Maps says otherwise.
5. Developments with pending legal or planning issues
Land disputes, zoning reclassifications, unresolved easements — any doubt here can freeze your investment for years.
The golden rule: if the price seems too good to be true for Marbella, there’s usually a reason that isn’t in the listing.
