Laut der offiziellen historischen Reihe des Ministeriums für Verkehr und Stadtagenda (die 1995 beginnt), erreichte der Durchschnittspreis für frei verkäufliche Wohnimmobilien 2025 einen neuen historischen Rekord von 2.093 €/m² und überschritt damit erstmals seit 2008 die Schwelle von 2.000 €. Für eine Wohnung mit 80 m² ergibt das rund 167.400 € — sehr nah an den 170.200 €, die in Ihrem Bild angegeben sind.

Ebenso lag der Tiefpunkt von 2014, der mit dem Platzen der Immobilienblase zusammenfiel, bei 1.455,8 €/m² — für 80 m² sind das etwa 116.460 €, nahezu identisch mit den für 2015 angegebenen 118.000 €.

Der Schwachpunkt der Grafik: Der Wert für 2000 ist identisch mit dem für 1995 (70.400 €), was unwahrscheinlich korrekt ist — die Preise stiegen in diesem Zeitraum stetig, auf dem Weg zum Höhepunkt der Immobilienblase 2008. Das sieht nach einer Vereinfachung oder einem Fehler in der Infografik aus.

Gehälter — der Trend ist bestätigt, aber die genauen Zahlen sind fraglich

Offizielle INE-Daten zeigen für die letzten Jahre eine andere Entwicklung des durchschnittlichen Bruttojahresgehalts als im Bild dargestellt: 2020 lag das durchschnittliche Bruttogehalt bei 25.165,51 €, und 2024 erreichte es 29.540,26 € — höhere Werte als die im Bild angegebenen (22.800 € für 2020, 28.400 € für 2025). Das Bild scheint also das jüngste Lohnwachstum leicht zu unterschätzen.

Dennoch wird die Gesamtaussage des Bildes — dass die Gehälter nicht mit den Immobilienpreisen Schritt gehalten haben — durch offizielle Quellen deutlich bestätigt. Eine aktuelle Studie zeigt, dass das reale Durchschnittsgehalt in Spanien zwischen 1996 und 2023 nur um 6 % gestiegen ist, eines der schwächsten Ergebnisse in der EU-15, während die Preise um 86,4 % und die nominalen Bruttogehälter im selben Zeitraum nur um 52 % gestiegen sind.

Fazit:
Der im Bild gezeigte Trend ist real und gut dokumentiert — die genauen Zahlen sollten jedoch eher als Näherungswerte/Illustration betrachtet werden und nicht als punktgenau verifizierte offizielle Daten.

Für Investoren bedeuten bestimmte Regionen in Spanien sehr gute Renditen, da es dort noch immer möglich ist, günstig zu kaufen und zu attraktiven Preisen zu vermieten.

For an 80 m² home, that works out to roughly €167,400 — very close to the €170,200 shown in your image.

Similarly, the 2014 low point, coinciding with the bursting of the housing bubble, was €1,455.8/m² — for 80 m², that's about €116,460, almost identical to the €118,000 listed for 2015 in the image.

The weak point in the image: the value for 2000 is identical to the one for 1995 (€70,400), which is unlikely to be accurate — prices rose steadily during that period, heading toward the 2008 bubble peak. This looks like a simplification or an error in the infographic.

Salaries — the trend is confirmed, but the exact figures are questionable

Official INE data shows a different evolution of the average gross annual salary for recent years than the one in the image: in 2020, the average gross salary was €25,165.51, and by 2024 it had reached €29,540.26 — higher figures than those in the image (€22,800 for 2020, €28,400 for 2025). So the image appears to slightly underestimate recent wage growth.

That said, the overall conclusion of the image — that wages have not kept pace with housing prices — is strongly confirmed by official sources. A recent study shows that between 1996 and 2023, the real average salary in Spain grew by only 6%, one of the weakest results in the EU-15, while prices rose by 86.4%, and nominal gross salaries by only 52% over the same period.

Conclusion:
The trend shown in the image is real and well documented — but the exact figures should be treated as approximate/illustrative rather than officially verified data point by point.

For investors, certain areas in Spain mean very good returns, since it's still possible to buy cheaply and rent at favorable prices.

Warum San Miguel de Salinas wählen

San Miguel de Salinas ist ein ruhiges Städtchen auf einem Hügel in der Provinz Alicante, mit Blick auf die Salzlagunen der Region und, an klaren Tagen, sogar auf das Mittelmeer. Es ist kein überlaufenes Touristenziel — es hat ein authentisches Altstadtzentrum mit gepflasterten Gässchen, Tapas-Terrassen, einem Wochenmarkt (mittwochs) und dem typisch spanischen Alltagsleben, ohne den Trubel der großen Küstenorte.

Was diesen Ort besonders macht, ist die Balance: die Ruhe eines traditionellen spanischen Dorfes, aber nur 10-15 Autominuten von den Stränden von Orihuela Costa, Campoamor und Mil Palmeras entfernt, umgeben von einigen der angesehensten Golfplätze der Costa Blanca — Las Colinas Golf & Country Club (einer der bestbewerteten in Spanien), Villamartin Golf und Real Club de Golf Campoamor, alle nur wenige Kilometer entfernt.

Wer unbedingt täglich "die Füße im Sand" haben möchte, sollte das von Anfang an wissen. Dafür punktet der Ort beim Preis (die Immobilien sind in der Regel günstiger als die in erster Meereslinie), bei der Ruhe und bei einem etwas milderen lokalen Klima aufgrund der Höhenlage.

În Torrevieja trăiesc foarte multe persoane în vârstă.
Numărul persoanelor de 65+ ar fi undeva la 23.000-24.000, adică aproximativ 22-23% din populație — o pondere destul de mare, tipică pentru Torrevieja, cunoscută ca destinație populară pentru pensionari străini (britanici, scandinavi, germani etc.).
Vârsta medie estimată este de aproximativ 44-45 de ani.
Dacă ai curiozitatea, hai să vedem împărţirea pe vârste:
Populația Torreviejei pe grupe de vârstă (start 2025, total 106.350 locuitori):
• sub 20 ani: 19.674
• 20-40 ani: 24.453
• 40-60 ani: 32.212
• 60-80 ani: 24.331
• 80-100 ani: 5.656
• 100+ ani: 24
Da, este un oraş cu o medie de vârstâ ridicată. Dar, mulţi au găsit aici linişte, o clima blândă, vecini simpatici, o viaţă modestă.
Din ce în ce mai multe familii tinere aleg mai nou Torrevieja. Primăria investeşte mult în dezvoltarea oraşului. Sperăm ca lucrurile să se schimbe rapid şi să se transforme într-un oraş modern şi tânăr.

We think it's a genuinely strong tailwind. But it's a forecast based on precedent, not a guarantee, and we'll never tell you otherwise.

What will happen in the short term?

The truth is it's hard to say, but looking at the banks' tendency to raise interest rates, we tend to believe they won't be going down anytime soon.

Last week, CAIXA Bank announced an increase in its interest rate to 4%. A 1% discount is granted for meeting certain conditions, but... even 3% is still a lot. Over the last 2 years, the rate has kept climbing, and experts attribute this to the very high demand for real estate and, consequently, the need for financing.

What comes next? We don't know yet — we're adapting and analyzing as we go.

Below are the updated lending conditions for non-residents with income from other countries.

• Financing of up to 70% of the property price

The buyer must have the remaining 30% available, plus approximately 12% for taxes and costs associated with the purchase.

In total, own capital of approximately 42% of the property's value is required.

The funds must be available and must not come from another loan. If part of the amount is provided by a relative, it must be declared and documented according to its actual nature, including as a gift, where applicable.

• Combined net income of at least €4,000 per month

• Maximum debt ratio: 35%

Payments on existing loans, rent paid — if taken into account in the file's assessment — and the new mortgage payment combined must not exceed 35% of monthly net income.

• Maximum loan term: 15 years

• Fixed interest rate of 3.00%, subject to the following conditions:
— minimum monthly deposits into the account of €750;
— home insurance;
— life or health insurance;
— alarm system.

These conditions must be maintained for at least the first 4 years. Afterward, one or more products may be dropped, but the interest rate may increase by 0.25 percentage points for each condition not met, up to a maximum of 4.00%.
