🏠 Own a property in France? Here’s what you NEED to know about Energy Ratings (DPE) — including gîtes & holiday lets. 📋

France is tightening the rules on energy-inefficient properties — and the rules differ depending on whether you’re doing long-term or short-term letting.

🏡 LONG-TERM RENTALS
🔴 Rating G — Banned from 1st January 2025
🟠 Rating F — Banned from 1st January 2028
🟡 Rating E — Banned from 1st January 2034

🌿 SHORT-TERM RENTALS — Gîtes, Holiday Lets & Airbnb

The rules are slightly more relaxed — but don’t be complacent!

From 21st November 2024, short-term holiday lets must have a DPE rating of A–E. From 1st January 2034, only properties rated A–D will be eligible for short-term rental.

This applies to gîtes and second homes rented out occasionally — all newly registered furnished tourist accommodation must meet these energy standards.

⚠️ Also worth knowing:
• Owners who fail to meet these standards face fines of up to €5,000, and €100 per day for not having a valid DPE.
• All owners must now register their property with their local municipality — failure to do so can result in fines of up to €10,000, or €20,000 for false declarations.
💡 Whether you’re buying to let long-term or run a gîte, the DPE rating is no longer just a detail — it’s essential due diligence.
