🚨 Quick myth-bust for landlords in Wales

Not every letting or property management business you see advertising is necessarily operating with the right permissions in place.

Under Rent Smart Wales, anyone carrying out letting or property management work in Wales generally needs to be licensed, not simply registered.

Depending on the role, that means meeting the relevant requirements around things such as:

✅ Rent Smart Wales licensing and approved training
✅ Client Money Protection, where applicable
✅ Professional indemnity insurance
✅ Membership of an approved redress scheme
✅ A written complaints procedure
✅ Proper records and compliance procedures

And as a landlord, you’re entitled to ask your agent:

“Are you licensed with Rent Smart Wales, and can you show me your compliance details?”

If they can’t give you a clear answer, it’s worth asking why.

Hi, I'm Jon — I run JK Properties Wales.
I spent years as a Supported Living Manager before this, with a QCF Level 5 in Residential Management — safeguarding vulnerable adults, running audits, holding myself to a standard where getting it wrong wasn't an option.
Two years ago I lost my mum and dad, and it made me re-evaluate everything. I wanted to build something of my own, with the same care and compliance mindset I'd spent years living by — just applied to property instead.

🏆 A very proud moment for JK Properties Wales!

Today I was incredibly proud to receive recognition from BNI Resilience as a Notable Networker for Most TYFTB (Thank You for the Business).

From day one, I have said that JK Properties Wales would be built differently.

Compliance focused. Personal. Hands-on. And committed to supporting trusted local trades and businesses wherever possible.

Building JK Properties has taken more blood, sweat and tears than most people will ever see. I have poured everything I have into this business — mentally, physically and financially — because I genuinely believe in what I am building.

There have been difficult days, plenty of lessons and moments where I’ve questioned myself. But one thing has never changed: I know JK Properties will succeed.

My parents always taught me that if you want something badly enough, you work for it — and you keep working for it until you get there.

Being recognised for the business I have helped generate for other members means a lot to me because supporting other local businesses is exactly what I want JK Properties to be about. We grow stronger when we grow together.

Now, though, it’s time for a very well-deserved week in the sun! ☀️🍹

I’m now just waiting for the new welcome packs to be completed, so every new client has their key information, documents and contacts presented clearly and professionally from the very beginning.

I’ve always wanted JK Properties Wales to offer something a little different — bespoke, hands-on property management with compliance at the heart of the service.

My head is honestly spinning a little tonight — but in the best possible way.

Not long ago, I was constantly worrying about money, wondering whether I had made the right decision and questioning whether JK Properties Wales would really work.

Today, I’m looking at six 5-star Google reviews, two potential new managed properties in the pipeline, and another landlord who has trusted me to guide them through a difficult situation step by step.

There is still a long way to go, and running a new business certainly isn’t easy, but moments like this remind me that the hard work, late nights and constant learning are beginning to pay off.
