Between mid April and mid May this year, 104,353 UK homes were sold subject to contract across the UK.

Yes, that is below the extraordinary post Covid surge of 2021. Yet when you strip away the lockdown distortions, the market is still holding up remarkably well.

The property market is not booming, but neither is it broken.

Buyers are still buying. Sellers are still selling. Life continues to move on.

People still get married, divorced, have children, relocate, downsize and retire. Those life events will always drive the housing market, regardless of the headlines.

UK house sales agreed are down 2.2% since the start of April compared to the same period last year.

Cue the doom merchants.

Yet when you actually look beneath the headlines, a very different story emerges.

Because whilst transaction numbers have softened slightly across most UK regions, the average £ per square foot achieved has actually RISEN from £344 psf to £352 psf, an increase of 2.2%.

That suggests this is not a collapsing housing market.

It is a more price sensitive one.

Buyers are still buying, but with more homes on the market, realistic pricing matters more than ever in Amersham.

The best priced homes are still selling. The overpriced ones are helping the competition.

For the week ending Sunday, 3rd May 2026, 27,614 UK homes were sold STC, the highest weekly figure since June 2025. That is a property market that has quietly been building momentum. Buyers are still out there, yet they are more considered, more selective & far less willing to chase overpriced homes.
