Mortgage product choice has soared in January to 7,158 options, with 650 more deals available year on year, the highest total since October 2007.

The number of deals available to borrowers with 5% or 10% deposits is also at an 18-year high, providing a welcome boost for first-time buyers looking to get onto the property ladder.

Alongside the wide array of deals now on offer, mortgage rates are also coming down, with the latest five-year fixed rate falling to 4.0% from 4.4% a year ago.
The easing of stress testing requirements and expectations of further rate cuts are also helping to reduce affordability pressures for borrowers.
