With no news on from the Government on what will happen to the Stamp Duty Holiday which was supposed to end on March 31st 2021, there are some signs the market is slowing.

Rightmove, stated there was a 0.9% drop in prices. In addition, Rightmove also showed the proportion of house sales falling through has edged upwards in recent months, although demand for properties remains strong.

Mike Scott, chief analyst at estate agency Yopa, said: “We do expect a further slowdown over the next few months as the current rush to beat the stamp duty deadline winds down, but this should be followed by a quick recovery in the second half of the year.”

Tomorrow MPs will debate whether to extend the Stamp Duty Holiday.

Some interesting facts as to why many sectors of the property industry would like to see the Stamp Duty Holiday extended;
- The average cost of moving in the UK is estimated to be around £8,885.00
- The average number of sales agreed per estate agent branch has increased 86 per cent year-on-year.
- Propertymark warned MPs that we are already seeing the negative effects of the 31 March deadline. Research by property website Rightmove showed that the share of agreed sales falling through went up by 28 per cent in December 2020. Furthermore, according to Zoopla, less than 20 per cent of those who agree a sale in February 2021 will typically complete the purchase by the end of March.

What will happen with the Stamp Duty Holiday ?

It appears the Governments position is they will not extend the deadline of March 31 2021. However, it would not be the first time the government have done a U turn in the pandemic. The Stamp Duty Holiday has created pent up demand however, what happens after the Stamp Duty Holiday remains to be seen. Some professionals in the property industry believe prices could fall. Watch this space.
